Alvorada 4 sits on the eastern side of Alvorada, one of four numbered sub-communities that make up Alvorada itself, which in turn is one of the original named clusters within Arabian Ranches, Emaar's flagship gated villa masterplan launched in 2004. The community has 93 standalone villas across six internal layouts, ranging from three-bedroom homes of around 3,566 to 3,765 square feet up to five-bedroom villas of around 4,424 to 4,844 square feet, all two storeys with Portuguese-influenced touches: terracotta roof tiles, arched doorways and windows, and private gardens. Every villa includes a two-car garage, with street parking available for guests.
Alvorada 4 is not the same as Alvorada 1, 2 or 3, or the wider unqualified "Alvorada" grouping: it is specifically the eastern-side cluster within Alvorada, one of four numbered sub-communities that make up that parent cluster. Alvorada itself is, in turn, one of several named sub-communities within the wider Arabian Ranches masterplan, alongside Mirador, Saheel, Palmera, Savannah and Terra Nova.
As part of the wider Arabian Ranches masterplan, Alvorada 4 residents share access to landscaped parks, swimming pools, cycling tracks, tennis and basketball courts, and children's play areas. The Arabian Ranches Golf Club, an 18-hole, par-72 course designed by Ian Baker-Finch with Nicklaus Design, sits less than a kilometre away, alongside the Dubai Polo and Equestrian Club. Everyday shopping is covered by the Arabian Ranches Shopping Centre and The Ranches Souk.
Alvorada 4 sits close to Sheikh Zayed Bin Hamdan Al Nahyan Street, which connects on to Al Qudra Road, Emirates Road and Sheikh Mohammed Bin Zayed Road, putting it roughly 20 to 30 minutes from Downtown Dubai, Dubai Marina and Dubai International Airport by car. Like the rest of Arabian Ranches, it is a car-dependent community with no direct Metro or Tram access. Families here are close to Jumeirah English Speaking School (JESS) Arabian Ranches, rated Outstanding and about 1.5 kilometres away, along with GEMS Metropole School Al Waha, Ranches Primary School, and Fairgreen International School in nearby The Sustainable City. Neighbouring sub-communities include Palmera, Hattan and Al Mahra, with Dubai Studio City and Motor City to the west and Mudon to the south-west.

Royale Stays does not currently manage a property in Alvorada 4, so there is no Royale-specific occupancy or nightly-rate data to share here. What is worth noting, and unusual for a community this size, is that Alvorada 4 already has real, evidenced third-party short-term-rental activity: at least one villa here is listed on both Booking.com and Vrbo by an independent holiday-home operator, a level of documented STR interest the wider Arabian Ranches guide could not confirm at the broader community level.
For a real, evidenced example of what a Royale Stays-managed Dubai villa can produce, the company's own MAG City four-bedroom villa averaged an AED 1,399.41 daily rate at 80.22 percent occupancy between December 2025 and April 2026, a four-month window reflecting the property's onboarding date, in a different part of Dubai to Arabian Ranches. Royale Stays separately manages villa properties in DAMAC Hills and DAMAC Hills 2. Royale Stays' Dubai villa-management experience covers furnishing, photography, pricing, check-in and guest communications for a fee from 15 percent. Owners in Alvorada 4 considering short-term letting can submit a property to discuss whether their property fits.
Alvorada 4 is a freehold Emaar-developed villa community with no hotel-brand or serviced-apartment restriction attached to it (Emaar being the developer does not itself block short-term letting, and Arabian Ranches carries none of the Vida-branded restrictions that do apply elsewhere in Dubai). A standard DTCM holiday-home permit process applies to individual villa owners here, the same as in any other freehold Dubai community.
