About Palmera

Palmera is a residential enclave developed by Emaar Properties, sitting at the southern tip of the Arabian Ranches masterplan, close to Al Qudra Road and Umm Suqeim Street (D63). The enclave comprises 594 Spanish-style townhouses and villas, arranged around Palmera Lake and divided into four numbered sub-communities, Palmera 1, 2, 3 and 4, in 2, 3 and 4-bedroom configurations. The homes carry traditional Spanish architectural detailing: pitched roofs, warm earth-toned facades, and private courtyards or upper-level terraces on the villa units. The development is fully completed, not off-plan.

A quick note for anyone researching Palmera online: this guide covers the "Palmera" sub-community inside Emaar's Arabian Ranches masterplan in Dubai. There is an unrelated master-planned community called "Palmer Ranch" in Sarasota, Florida, USA, that shares a similar-sounding name but is a completely different development, different country and different developer. The two have nothing else in common beyond the sound of the name.

Location & Nearby Landmarks

Palmera sits in the Wadi Al Safa 6 area, at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Hessa Street (D61), close to the Arabian Ranches Golf Club, an 18-hole, par-72 course roughly 1.1 kilometres away, designed by Ian Baker-Finch with Nicklaus Design. Also nearby are the Trump International Golf Club (about 2.2 kilometres), Dubai Miracle Garden (about 2.9 kilometres) and Global Village (about 5.2 kilometres).

Royale Stays' guide to Arabian Ranches Villas covers the wider masterplan. Palmera borders sub-communities covered elsewhere on this site, including Hattan and Alvorada 4, and joins the site's coverage alongside Saheel, another Arabian Ranches sub-community Royale Stays covers.

Unit Types

Palmera comprises 594 townhouses and villas in 2, 3 and 4-bedroom configurations, spread across the four numbered sub-communities. Layouts vary by phase: Palmera 3, for example, offers a 2-bedroom townhouse (an upgraded version with a larger living area) alongside a 3-bedroom townhouse with an additional maid's room, while other phases include larger standalone villas with private gardens and patios.

Amenities

Palmera residents share amenities with the wider Arabian Ranches community, including swimming pools, a tennis court, a basketball court, children's play areas, barbecue stations, the Dubai Polo & Equestrian Club and a shopping centre. Nearby schools include Jumeirah English Speaking School Arabian Ranches and Nord Anglia International School Dubai, both rated Outstanding by the KHDA, plus GEMS Metropole School Al Waha and Ash Mount School.

Transportation & Access

Palmera is a car-dependent community with no Metro or Tram access on site. Typical drive times are roughly 20 minutes to Dubai Mall, 18 minutes to Palm Jumeirah, 17 minutes to Burj Al Arab and 22 minutes to The Walk JBR, with Dubai International Airport (DXB) around 26 minutes away and Al Maktoum International Airport around 27 minutes away. Residents typically rely on private cars or ride-hailing services.

Villa and townhouse pricing and rental data for Palmera move with the wider Dubai market and were not independently confirmed with a current, reliable figure during this research pass, so no specific AED sale price, rent or service charge is quoted here. As a fully completed, original Arabian Ranches sub-community, Palmera tends to track the wider masterplan's positioning as a family-oriented, low-density freehold villa and townhouse area.

Airbnb / Short-Term Rental Income Potential

Royale Stays does not currently manage any villas or townhouses in Palmera or the wider Arabian Ranches masterplan, so there is no Palmera-specific earnings figure to quote here. What can be said honestly is that Emaar's development of Arabian Ranches carries no short-term-letting restriction of the kind that applies to hotel-branded buildings like Vida, so a Palmera home is not structurally blocked from holiday-home use.

For a real sense of what professional villa management can deliver in Dubai, Royale Stays' own resilience data from managing a villa in Mag City, MBR City, and its work across DAMAC Hills and DAMAC Hills 2, are the closest genuine comparisons available, rather than any invented Palmera figure. Royale Stays manages Dubai holiday homes from a 15% fee.

Royale Stays does not currently manage any Palmera or wider Arabian Ranches villas; figures above describe the company's real DAMAC Hills/Mag City track record for context.
