About Residence 110

Residence 110 takes its name from its total unit count: a single freehold tower of 110 apartments rising 20 floors above ground, with two basement levels used for parking, in the heart of Business Bay. It was developed by Select Group, one of the more established names building in the district, working in partnership with National Trading and Developing Est. Construction began in early 2018 and the building was completed in 2019, so it has now been occupied and generating rental activity for several years, unlike some of Business Bay's newer, still-under-construction towers. The tower sits within the cluster of buildings informally known locally as the Safeer Towers area, close to Al Asayel Street and Al Aamal Street, and neighbors several other established Business Bay residential blocks including DAMAC Park Central and DAMAC Capital Bay.

Inside, Residence 110 offers a full studio to three bedroom range, plus a studio penthouse on the upper floors. Studios run to around 1,100 square feet, one bedroom units from roughly 900 to just over 1,100 square feet, two bedrooms from around 1,235 to nearly 1,500 square feet, and three bedrooms stretching from around 1,600 square feet up to close to 3,000 square feet in the larger layouts. Select Group markets some of the higher units with views toward the pool, Godolphin, Burj Al Arab or Burj Khalifa, a reflection of the building's height and Business Bay's generally open sightlines toward Downtown Dubai. Residence 110 is a separate building from Safeer Tower 1, a neighboring Business Bay tower Royale Stays also covers, with a different developer, floor count and completion date.

Location & Nearby Landmarks

Residence 110 sits in Business Bay close to Al Asayel Street and Al Aamal Street, within easy reach of both the Dubai Water Canal and Downtown Dubai, with the Burj Khalifa and The Dubai Mall both described by local listings as not far away. For everyday life and downtime, nearby landmarks include the Dubai Bowling Centre and the OliOli and Flip Out Dubai trampoline and play attractions, both popular with families and groups staying nearby.

Residence 110 sits close to Safeer Tower 1, a neighboring Business Bay tower, and joins Royale Stays' wider Business Bay Building Guide cluster alongside Mayfair Tower and Future Tower, two more Business Bay towers Royale Stays covers.

Unit Types

Residence 110's 110 units span studios, one, two and three bedroom apartments, plus a studio penthouse near the top of the building. Studios run to around 1,100 square feet, one bedrooms from roughly 900 to just over 1,100 square feet, two bedrooms from around 1,235 to nearly 1,500 square feet, and three bedrooms from around 1,600 up to almost 3,000 square feet in the largest layouts. That range gives owners real flexibility on which unit type to target for a short-stay strategy, with the smaller studio and one bedroom layouts typically the easiest to keep consistently occupied in Business Bay.

Amenities

Residents have access to a 24-hour fully equipped gymnasium and an outdoor swimming pool with sun loungers and changing facilities on the ground floor, along with access to a cycling track. The building runs 24-hour CCTV security, and basement parking is provided with at least one space per unit. It is a solid, functional amenity set for a mid-size Business Bay tower rather than a resort-style package, which fits the building's positioning as a well-located, practical freehold address rather than an ultra-luxury one.

Transportation & Access

Business Bay Metro Station is roughly a 5 minute drive away on the Red Line, and several bus routes, including Bus 50, F14, F19A and X22, stop within a 9 minute walk of the building. Downtown Dubai, the Burj Khalifa and The Dubai Mall are all described as close by from this address, and Sheikh Zayed Road and Al Khail Road are both quickly reachable, making it a practical base for guests who want to move around the city without spending long stretches in traffic.

As a steer for what a Business Bay unit at Residence 110's scale could earn on short stays, Royale Stays' own portfolio data across the area currently blends to roughly AED 473 a night and 88 percent occupancy for one bedroom units, around AED 12,879 a month, AED 801 a night and 88 percent occupancy for two bedrooms, around AED 21,874 a month, and AED 1,212 a night and 88 percent occupancy for three bedrooms, around AED 33,159 a month. Studios are not separately tracked in this figure but typically price a step below the one bedroom numbers above. On the long-let side, live listings for Residence 110 apartments on Bayut have recently ranged from around AED 113,000 to AED 245,000 a year depending on unit type, which gives a sense of the building's positioning within the wider Business Bay rental market. These are area and building-level benchmarks rather than a guarantee for any specific unit, and actual short-stay performance depends on the unit's size, floor, view and how it is furnished and managed.

Airbnb / Short-Term Rental Income Potential

Residence 110 has been complete and occupied since 2019, so it sits in an established part of the Business Bay rental market rather than a newly-delivered building still finding its feet. It is a standard freehold residential tower with no hotel branding, which means owners can apply for a DTCM holiday home permit in the normal way and are not routed through any special hotel-management process.

Business Bay itself is one of Dubai's most consistently in-demand short-stay areas thanks to its canal setting, proximity to Downtown Dubai and strong pull for both business and leisure travellers, and a well-located, well-presented unit at Residence 110 is a reasonable fit for that demand, particularly in the studio and one bedroom sizes that tend to turn over fastest. Royale Stays handles furnishing, photography, pricing optimisation, check in, guest communications and maintenance coordination for owners here, with management fees from 15 percent.

Rental figures above are Business Bay area-blended benchmarks from Royale Stays' own portfolio data, not a building-specific guarantee for Residence 110.
