About Mayfair Tower

Deyaar completed Mayfair Tower in 2011 as part of its early wave of Business Bay development along Al Abraj Street. The building rises 22 storeys, including a five-storey podium, and holds 218 apartments split between one and two-bedroom layouts, most with balconies facing the Dubai Canal or the surrounding Business Bay skyline. It sits a short walk from Business Bay Metro Station, with Sheikh Zayed Road and Al Khail Road both close by for owners who split their time between the property and the rest of the city.

Deyaar also developed a sister building on the same street, Mayfair Residency, completed the same year with a similar unit mix but a different storey count and total unit count. The two are separate buildings under separate freehold titles, and this guide covers Mayfair Tower specifically.

Location & Nearby Landmarks

Mayfair Tower is joined in Royale Stays’ Business Bay Building Guide cluster by Manazel Al Safa Tower, Residence 110 and West Bay Tower, Business Bay towers Royale Stays has covered separately.

Mayfair Tower's canal-front position in Business Bay puts residents close to Downtown Dubai and DIFC, with Business Bay Metro Station a short walk away. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for Business Bay covers licensing and demand across the area.

Amenities

Mayfair Tower's amenities are geared toward year-round residential comfort rather than a hotel-style offering: a swimming pool, gym, sauna, steam room and jacuzzi, 24-hour security and CCTV, high-speed elevators, a landscaped garden and roof terrace, and covered underground parking. Ground-floor retail includes a cafe, a restaurant and a handful of small shops, so day-to-day errands rarely require leaving the building.

Airbnb / Short-Term Rental Income Potential

Business Bay is one of Dubai's most consistently in-demand areas for short-term guests, thanks to its walkable distance from Downtown Dubai and the canal promenade. Mayfair Tower's one and two-bedroom layouts (roughly 500 to 1,300 square feet) suit both business travellers and small families, and canal-facing units carry a real pricing premium over units facing the interior of the block. A live Vrbo listing for a Mayfair Tower unit confirms individually-owned apartments here are already being let short-term.

Because Mayfair Tower is a standard Deyaar residential building rather than a hotel-branded or serviced property, Royale Stays arranges the short-term rental permit directly through the building's management once we take on a unit here, the same process used across every non-hotel-branded building we manage. See our holiday home permit guide for the full process, or get a free assessment by submitting your property.
