The Dubai Water Canal embankment is where most of your free hours go at Mayfair Tower, because the building sits directly on it. Many of the one-bedroom flats get partial or full canal views. Three hotels sit within walking range: HYDE, Embassy Suites by Hilton and Hilton Garden Inn.
Mayfair Tower is a 22-storey residential building in Business Bay, built by Deyaar. Below is a week there, and what it means if you own one of the flats.

The tower
Mayfair Tower has 218 apartments in one- and two-bedroom layouts, and they look over the Dubai Canal. Parking is covered across three basement levels, and security runs round the clock. CCTV and access control cover the entrances.
Five outlets sit on the ground floor, among them a minimart and a restaurant, so you can buy milk and eat dinner without ever leaving the building when the day has been long.
Facilities downstairs
The swimming pool and the gym have been renovated, and there is a small playground for children. The full list adds a jacuzzi, and a sauna and steam room besides. A retail area holds restaurants, a pet shop and a gents salon.
After a long day of meetings, the pool and the sauna are the easiest way to end it, and by the time you leave the steam room the laptop can wait until morning.
The canal
The Dubai Canal links Business Bay by water to the older parts of the city, and a boardwalk runs along it. The promenade has walking paths and cycling tracks, with waterside dining along the way.
It suits a jog, a bike ride or a long evening walk. Burj Khalifa and Dubai Opera in Downtown are a short way off.
For dining, shopping and recreation, head to the Dubai Canal Boardwalk or Bay Square. Bay Avenue does the same job. Art galleries and events fill the calendar through the year.
Getting around
Business Bay Metro Station is on the Red Line, one stop from Burj Khalifa / Dubai Mall. The Financial Centre and Emirates Towers stations are nearby.
Buses suit Marasi Business Bay better than the metro, because the buildings are spread out and the metro is crowded at peak hours, so a bus or a taxi is the usual choice between towers. The Fairview Residency 2 bus stop serves Mayfair Tower, and the F41 and X22 routes call there.
Taxis add to the options, as do Uber and Careem, and water taxis run along the creek for anyone who prefers the water to the road.
By road, Sheikh Zayed Road (E11), Al Khail Road (E44) and Ras Al Khor Road (E66) serve the district. Peak-hour traffic can slow things down, and congestion builds entering Business Bay from Sheikh Zayed Road.
Coffee, lunch and dinner
The Lounge is the nearest cafe, serving light bites along the embankment. Crumbs and Caffe Nero do coffee and pastries, and so do Lavazza and PAUL.
For a bigger meal, CZN Burak serves Turkish food, and Nani Rolls and Noodles and P.F. Chang's are a drive off.
Bay Avenue has the supermarkets. Spinneys and Choithrams are there, and West Zone Grocery is near Mayfair Towers. The Blacksmith Bar & Eatery does American-style barbecue, and MAMA'Esh does Palestinian street food.
For mornings, Cafe Delices and Caffe Divino do the coffee. Vyne Restaurant & Bar and Circle Cafe handle breakfast and weekend brunch.
A working week
Business Bay is work-driven, and some visitors find it transactional. Others praise its central position and its canal walks, and the cafes and gyms get a mention too. It depends on the week you have.
Most of the district's gyms are inside towers. Fitness First is in Vision Tower, and Elevation Fitness and BARE are in Clover Bay Tower. UFC Gym and Gold's Gym are in other towers.
Our reading: canal-side towers, a Red Line station and Downtown close by suit a visitor in town for work who wants an apartment with a kitchen rather than a hotel room.
What the district is like
Business Bay is a central mixed-use district along the Dubai Water Canal, next to Downtown Dubai and fronting Sheikh Zayed Road. Building began in 2005, and the district keeps growing.
The district is safe and well maintained. It attracts professionals and expats, many of them young, who live close to where they work.
Most buildings here rise past 20 floors. If you want green spaces and a quaint community, Business Bay will not give you that, because commercial and residential skyscrapers dominate the skyline.
Bay Avenue Park is small, with outdoor seating and play areas, and Burj Park in Downtown is pet-friendly and shows the fountain in the evening, which makes it a good place to walk a dog after dinner.
The wider city
Bay Avenue Mall is the district's own mall. JW Marriott Marquis, a landmark hotel, stands in the district, and the Bay Avenue Mall is a short stroll from the canal. For an evening out there are bars at the Steigenberger and the Marquis, and one at the Taj.
Downtown Dubai sits next door, and The Dubai Mall, Souk Al Bahar and Dubai Opera are all there. The Oberoi and the Taj add to the hotel list, so you can compare a hotel stay with an apartment before you book.
Waka at The Oberoi, Mama'esh at Bayswater Tower, Cuisinero Uno at the Steigenberger and Tong Thai at the JW Marriott Marquis are among the places to eat in the hotels and towers.
Events and the calendar
Bay Avenue hosts farmers' markets and music festivals, and holiday events such as Earth Day and Mother's Day. They are a chance to meet neighbours, and people from nearly every continent live in the district.
La Perle by Dragone stages artistic performances nearby, and the canal is close for cruising.
Families and schools
There are no schools in the immediate Business Bay area around Mayfair Tower, so families look toward Al Quoz, Nad Al Sheba and Jumeirah. UK curricula are the most common. American, Indian, IB, French and Japanese programmes are also offered.
Blossoms Nursery and Hummingbird Nursery are on Bay Avenue, and Maple Bear PreSchool is in The Burlington Tower. Emirates Hospital Clinic is on Bay Avenue too.
Who the tower suits
Mayfair Tower is a practical option for young and working professionals who want a central address and canal-side living at a relatively accessible price for the area, and it is the kind of building where a one-bedroom flat comes with a view of the water. That makes it a natural base for you if you are on a work trip, and for an owner who wants to let to people who come for the same reason.
What the register shows
The register labels all of these as sales. The one-bedroom flats are the only unit type with recent sales, so the table covers those alone. Read it as a snapshot of a handful of deals, not as a price list.
