Frond P sits on the southern side of Palm Jumeirah, Dubai's original, long-established man-made island, developed by Nakheel. Like every frond on Palm Jumeirah, it is a gated residential street reaching out from the island's trunk into the Arabian Gulf, lined with private villas that back directly onto the beach. Frond P holds two distinct villa communities: Signature Villas, the larger, higher-end product on this frond, and Canal Cove, a smaller, self-contained beachfront community, both covered on this Palm Jumeirah guide.
Not to be confused with Frond P, Palm Jebel Ali. This guide covers Frond P on Palm Jumeirah, the established island that has been home to residents since the mid-2000s. Nakheel separately reuses the same frond-letter naming (K through P) for the first villa phase of Palm Jebel Ali, a different, newer island currently under construction, with phased handovers only beginning in late 2026. The two are easy to mix up in a quick search, so if you're researching Palm Jumeirah specifically, this page, not Palm Jebel Ali, is the right one.
Signature Villas Frond P are five to seven-bedroom villas starting around 7,000 square feet, with some plots reaching over 16,000 square feet. Canal Cove Frond P is a smaller, self-contained beachfront community of three and four-bedroom villas, generally around 5,000 square feet. Exact unit counts for either community on this specific frond are not publicly disclosed by Nakheel or the major portals, so no total is invented here. Frond P is one of the southernmost fronds on Palm Jumeirah, close to the island's connection back to the mainland. Residents are a short drive from The Walk JBR and Dubai's northern coastal strip, with the wider Palm Jumeirah trunk, its hotels, restaurants, and The Pointe, reachable within minutes by car. Both villa types on Frond P include private outdoor space and direct or community beach access, consistent with every frond on Palm Jumeirah. Frond P is reached via Palm Jumeirah's single trunk road, connecting to Sheikh Zayed Road and Al Sufouh Road on the mainland. The Palm Monorail and Dubai Tram serve the wider island; residents on the fronds typically rely on private cars or taxis for the final stretch down the gated frond street itself.
Listed prices for Signature Villas on Frond P have ranged broadly from around AED 14 million for smaller or older listings up to the high AED 70 millions for the largest six-bedroom plots, reflecting how much plot size and finish level vary even within one frond. Canal Cove's smaller three and four-bedroom villas list at a noticeably lower point, with a representative four-bedroom unit recently listed around AED 19.5 million. What can be said honestly: villa-community short-term letting on Palm Jumeirah is a real, active market, evidenced by third-party listings such as "Kennedy Towers – Frond P Villa," a competitor short-term rental operator actively marketing a villa on this exact frond via Agoda and Tripadvisor. That is a useful signal that demand exists here, not a claim about Royale Stays' own results. Short-term letting anywhere in Dubai, including for villas on Palm Jumeirah, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of property type or area.
