Frond M is a gated villa sub-community on Palm Jumeirah, Dubai's man-made, palm-shaped island developed by Nakheel, sitting toward the southwest of the island. Like every frond on the Palm, it is a gated residential street reaching out from the island's trunk into the Arabian Gulf, lined with private villas backing directly onto the beach on both sides. Frond M holds two distinct villa products: Garden Homes, also known as "Al Sefri," the larger community by listing volume, and a much smaller, ultra-exclusive Signature Villas product at the frond's southern tip, branded "Ocean Breeze" by Nakheel.
A note on the name. This guide covers Frond M on Palm Jumeirah, the established island that has been home to residents for close to two decades. Nakheel separately reuses the same frond-letter naming for Palm Jebel Ali, a different, much newer island still under construction. A specific listing on Palm Jebel Ali's own Frond M describes a 6-bedroom villa on a 779,845 square foot plot, with an estimated handover of October 2027, and Nakheel maintains a dedicated new-projects page for that development, confirming the same developer sits behind both fronds. If you searched "Frond M" hoping to compare it against the newer island, that page is a different development entirely, not this one.
Ocean Breeze, the Signature Villas product on Frond M, comprises just five landmark villas, roughly five to seven bedrooms, with sizes recorded at 12,055 to 14,451 square feet in Dubai Land Department transaction records, among the largest villa footprints on Palm Jumeirah. Ocean Breeze villas have sold for as much as AED 135 million in recorded Dubai Land Department transactions. For a different single-frond villa product in this same guide series, see Frond L, Palm Jumeirah or Frond K, Palm Jumeirah. For a wider overview of all of Palm Jumeirah's villa products and fronds, see the Palm Jumeirah villas guide.
Frond M sits toward the southwest of Palm Jumeirah. Frond-specific landmark distances, for example the exact distance to The View at The Palm or Aquaventure Waterpark, were not found in the sources checked for this guide, so no invented figures are stated here. For a look at another Palm Jumeirah villa frond, see Frond I, Palm Jumeirah.
For Royale Stays' current, active Palm Jumeirah service, apartment management, see the Airbnb property management on Palm Jumeirah area guide; the villa service described on this page is a separate, expanding capability, not yet active on Palm Jumeirah specifically.
Two villa products sit on Frond M, Palm Jumeirah. Garden Homes Frond M (also known as "Al Sefri") are four to six-bedroom villas; live resale listings checked for this guide skewed toward four and five-bedroom units, with five-bedroom sizes of roughly 6,699 to 7,793 square feet. Average listed prices run around AED 34,551,660 for four bedrooms and AED 48,500,000 for five bedrooms, with a median five-bedroom listed price of AED 59,990,000 and an average price per square foot of AED 4,812. Signature Villas Frond M, branded "Ocean Breeze," is a much smaller, ultra-exclusive product at the frond's southern tip: just five landmark villas in total, roughly five to seven bedrooms, with recorded sizes of 12,055 to 14,451 square feet, considerably larger than the Garden Homes product on the same frond. Both villa types typically include a private pool and beach access, consistent with the wider Signature Villas and Garden Homes products across Palm Jumeirah's fronds. The exact total built-unit count for Garden Homes Frond M was not found in any source checked for this guide, so no invented total is stated here.
Villas on Frond M, Palm Jumeirah include private outdoor space and direct or community beach access, consistent with every frond on the island. Garden Homes typically include a private pool, landscaped garden and multiple ensuite bedrooms, while Ocean Breeze's Signature Villas offer considerably larger private grounds given their scale. Wider Palm Jumeirah amenities, beach clubs, Nakheel Mall, Atlantis The Palm and Aquaventure Waterpark, are all a short drive away.
Frond M is reached via Palm Jumeirah's single trunk road, connecting to Sheikh Zayed Road and Al Sufouh Road on the mainland. The Palm Monorail serves the wider island; Royale Stays has not confirmed the exact distance from Frond M to the nearest monorail stop, so this guide does not state a specific figure, and residents on the fronds typically rely on private cars or taxis for the final stretch down the gated frond street itself.
Garden Homes Frond M listings average around AED 34,551,660 for four-bedroom units and AED 48,500,000 for five-bedroom units, with a median five-bedroom listed price of AED 59,990,000 and an average price per square foot of AED 4,812. Signature Villas Frond M, the Ocean Breeze product, currently lists three properties on major portals, with an average listed price of AED 73.5 million and an average price per square foot of AED 4,978; recorded Dubai Land Department transactions for Ocean Breeze range from roughly AED 25 million to AED 135 million, reflecting the wide range in unit size and sale date rather than a single typical price. As with any single-frond figure, treat these as a general range drawn from currently visible listings and recorded transactions rather than a fixed valuation. Owners can use Royale Stays' Dubai property ROI calculator to model potential short-term rental returns against a purchase price in this range.
Short-term letting anywhere in Dubai, including for villas on Palm Jumeirah, runs through a DTCM (Department of Economy and Tourism) holiday home permit, the same licensing requirement that applies regardless of property type or area. Royale Stays' guide to the Dubai holiday home permit covers what the process and fees generally involve. Royale Stays does not currently manage any villa on Palm Jumeirah, Frond M included, so no income figure is invented for this specific frond. We did not find a named short-term rental operator actively marketing a listing on Frond M in the SERP data pulled for this page, so the current short-term rental market on this exact frond is not overstated either.
Royale Stays is honest about where its own villa-management service stands today: it has not yet started managing any villa on Palm Jumeirah, including on Frond M. Royale Stays does manage villas elsewhere in Dubai, including in Mag City (MBR City) and DAMAC Hills 2, and Palm Jumeirah villas are a confirmed part of the company's planned expansion. Owners can see examples of Royale Stays' existing villa coverage at DAMAC Hills 2 Vardon, DAMAC Hills 2 Basswood and Mag City. No Palm Jumeirah villa clients, listings or earnings figures exist yet, so none are claimed here.
Owners on Frond M, Palm Jumeirah curious about what professional management looks like elsewhere can explore Royale Stays' full range of services, from furnishing and photography to pricing, guest communication and maintenance, and can submit their property to start the conversation ahead of that expansion.
