Tiara United Towers is a twin-tower freehold apartment complex on Sheikh Zayed Road in Business Bay, comprising an East tower (424 units) and a West tower (425 units), each rising 46 storeys to a height of 193 metres. The project was originally launched in December 2006 as a joint venture between Zabeel Investments and United Holdings, then redesigned and completed by wasl Properties in August 2021.
The original 2006 plan called for two 60-storey towers, one office and one a five-star hotel. Construction began that year but was paused at the end of 2008 after the towers had only partly risen; the project sat dormant through a 2014 redesign before construction finally resumed in 2016. What was eventually delivered in 2021 is a different building altogether: two fully residential towers with one, two, three and four-bedroom apartments, plus a number of duplex units with private pools, not the office-and-hotel scheme originally announced. Both towers are individually title-deeded, freehold units, with apartments actively listed for both rent and resale on Dubai's major property portals.
Floor counts are cited as 46 storeys by The Skyscraper Center's CTBUH database and Wikipedia's building infobox (both independently agree), though a small number of trade sources describe the towers as 47 storeys, a minor, non-load-bearing discrepancy not corrected further here. Total unit counts are sometimes headlined by property-news sources as 949 or 979 units, which does not match the sum of the confirmed per-tower figures (424 plus 425 equals 849); this guide uses only the sourced per-tower counts and omits the unreconciled aggregate.
