About J One

J One is a completed twin-tower residential development in Business Bay, sitting directly on the Dubai Water Canal. Developed by Durar Group, a joint venture between Durar Al Emarat Properties and RKM Real Estate, the project takes the form of two curved, U-shaped towers: a 19-storey Tower A with 257 studio, one and two-bedroom apartments, and an 18-storey Tower B with 90 larger two, three and four-bedroom units, for 347 apartments in total. The development also includes six signature villas and nine retail units at ground level. Construction began in 2016 and handover was completed by the end of 2021, so every unit is ready to move into rather than off-plan.

Worth noting for anyone searching the name more broadly: there is a separate, unrelated 12-storey building also called "J One" in the DubaiLand Residence Complex, a different part of Dubai entirely. This guide covers only the Business Bay tower on the Dubai Water Canal.

J One's canal-front position puts residents within easy reach of Downtown Dubai and the Burj Khalifa, with the tower's own signature feature, a sphere-shaped restaurant on the 17th floor, built specifically to look out over both the Canal and the Burj Khalifa skyline.
