Clayton Residency, Business Bay
Two bus stops in Business Bay carry the name Clayton Residency, and both are about a minute's walk from the door. If you come without a car, you can leave the building and be on a bus before you have finished checking your phone.
Clayton Residency is a 23-storey residential tower in Business Bay, built by Deyaar Development. Below is a week there, and what it means if you own one of the flats.

The tower
Deyaar developed Clayton Residency in 2011. It has 164 residential properties in one- and two-bedroom layouts and stands next to Dolphin Tower off Marasi Drive. The tower stands close to the Dubai Water Canal, and many listings advertise a balcony and a canal or Burj Khalifa view.
There are 19 floors of apartments above three podium levels and one basement.
Parking and lifts
Cars are catered for, and parking is easy to arrange with the building, and parking sits in the basement. There are 230 spaces, 164 of them for residents, and the lifts have a backup power system.
Flat sizes
Space is the selling point of the flats. The one-bedroom units run 760 to 820 sq ft, and the two-bedroom layouts average about 1,045 sq ft. That is a decent size for the district, and it leaves room for a table, a sofa and a suitcase without anyone tripping over the luggage.
What is inside
A small swimming pool and well-kept common areas come with the building. Six outlets on the ground floor serve the residents, and the First Collection Waterfront is next door.
A gym sits on the podium deck, beside a children's pool and a temperature-controlled adult pool. Separate sauna and steam rooms serve men and women.
Security runs for 24 hours with CCTV, and a 24-hour concierge works the desk. Central air-conditioning comes from the Empower district cooling plant, and the building is pet-friendly.
Creative Kids Early Learning Centre, a preschool, sits inside the building.
Getting here from Dubai International
The airport is close, a little over twenty minutes by car. The drive from Dubai International is 21.5 kilometres, around 22 minutes when the road is clear. Real traffic adds to that, so a flight landing at rush hour should plan for longer.
The tower sits just off Al Khail Road, with Downtown Dubai about a five-minute drive away and Sheikh Zayed Road roughly seven minutes.
Buses first, then the metro
The metro is a drive, not a stroll. Business Bay station is a five-minute drive away, and the walk is long enough that a traveller with luggage, a child in a pushchair or a bad day behind them will simply take a taxi.
The station is R26 on the Red Line, one stop from Burj Khalifa / Dubai Mall. Buses suit Marasi Business Bay better than the metro, because the buildings are spread out.
A Dubai Trolley stop and a water-taxi stop are also on the map. The F14 and F20 stop at the major towers across the district.
The first errand
Small shops come first. Al Reyhan Mini Mart and Q Mini Mart are both a few minutes on foot, and Life Pharmacy is a short walk further.
Emirates Hospital Clinic on Bay Avenue and Aster Clinic are in the district, with The Valens Clinic close by. Medx is about a kilometre away.
Dinner
Choice is wide, and the nearest options are a short walk from the door. Six places to eat sit within 500 metres, and 25 within a kilometre.
Crumbs is the nearest coffee shop. The Lounge and Bon Bon sit at a similar walk, while CZN Burak, Nani Rolls and Noodles and P.F. Chang's lie a taxi ride beyond.
Tong Thai and Farsi Restaurant are among the well-known places to eat, with Oud Lounge for an evening out.
A free afternoon
KidZania and The Waterfall are within 1.6 kilometres, and so is the Dubai Fountain, which makes this a base for a family with a free day on the Dubai Mall side of town. Jumeirah Beach is about fifteen minutes away by car.
Parks and the water
Bayside Park is nine minutes on foot, and the map shows more green space close by. Bay Avenue Park, next to Spinneys, is the nearest green space in the district, with Burj Park in Downtown and Safa Park across Sheikh Zayed Road beyond it.
The Dubai Canal suits jogging, cycling and walks. The promenade has walking paths, cycling tracks and waterside dining.
Families and schools
There are no schools in the immediate surroundings, so families look to Al Safa and Jumeirah, and further out to Al Quoz. Hartland International School is rated Very Good by KHDA.
Blossoms Nursery and Hummingbird Nursery on Bay Avenue are options for small children.
Who lives here
Many young professionals in their twenties and thirties live close to their workplaces, and the district is a safe, well-maintained community with 24/7 security and good roads.
Many apartments look over the canal, the Burj Khalifa or the skyline, and some have smart-home controls for lighting, temperature and security. Your view depends on the floor and the side of the tower, so a canal view and a street view can sit on the same corridor, a few doors apart.
Neighbouring towers
Executive Towers is a group of twelve towers, with studios up to four-bedroom apartments. Capital Bay Towers has a gym, a pool, an aerobics room and a children's play area.
Merano Tower and Ontario Tower are both 29-storey buildings. Towers like these crowd the skyline, so the streets around Clayton Residency are never empty, and you will rarely walk more than a minute without passing a cafe, a mini mart or a cluster of office workers on a break.
Events
Events at Bay Avenue, from concerts to farmers' markets, give residents a chance to meet. The district also hosts art galleries and events through the year.
What the neighbourhood is like
Business Bay is a central mixed-use district along the Dubai Water Canal, next to Downtown Dubai and fronting Sheikh Zayed Road. It attracts professionals, entrepreneurs and expats, with many young professionals living close to their workplaces.
Peak-hour traffic can slow the roads that serve it. Most buildings have more than 20 floors, so green space is limited.
Our reading: Business Bay's canal-side towers, a metro station on the Red Line and Downtown close by suit you if you are in town for work and want an apartment with a kitchen rather than a hotel room.
What is on in the city
Dubai's year follows a clear order. Shopping fills the winter, and November belongs to fitness.
This autumn the City Half Marathon starts in DIFC on 8 November, and Diwali events run through the first half of the month with shopping offers and dining deals. National Day follows at the start of December with fireworks and family activities.
A week at Clayton Residency
On Monday you land at Dubai International, take a taxi and ride a lift up to your floor. By Tuesday you have found the mini mart and the bus stop.
By Thursday you have used the pool and eaten on Bay Avenue. At the weekend you go to The Dubai Mall.
