About Tasmeer Residence
Tasmeer Residence sits in District 10 of Jumeirah Village Circle, one of the low-rise pockets of the community where five-storey buildings are the norm rather than towers. Propsearch.ae and Bayut both record it as a five-storey residential building completed in 2018, developed by Tasmeer Development with Arec Engineering Consult as the architectural consultant.
The developer is a small Dubai firm rather than a volume builder. Propsearch.ae lists Tasmeer Development as a private company with two projects on its books, this building and SquareX Residence, and the company's own website, now under the Tasmeer Indigo Properties name, describes Tasmeer Residence as its earlier completed project in JVC. Tasmeer Indigo has since launched SquareX Residence and SquareX One, both larger apartment projects elsewhere in JVC, so the name is easy to confuse with those newer developments. This page is about the 2018 building only.
Bayut's building guide puts the plot at 2,926.58 sq m, with a few retail units on the ground floor and apartments above. The Dubai Land Department holds a resale and rental record for the building going back to the developer's sell-down in 2022, which is covered in the price section below.

Location and Nearby Landmarks
District 10 is on the southern side of JVC's circle, close to the Al Khail Road edge of the community. Squareyards puts Al Khail Road (E44) roughly half a kilometre from the building, with Sheikh Mohammed Bin Zayed Road (E311) a few minutes further out, which is the pattern that makes this side of JVC quick to leave by car in either direction.
Schools cluster nearby. JSS International School is about 600 m away according to both Property Finder and Squareyards, and Sunmarke School in JVT is roughly 1.8 km. Circle Mall, the community's main retail anchor, is listed as a nearby landmark by Squareyards and Dubricks. Property Finder counts around 20 restaurants and 28 supermarkets within its radius of the building, and its lifestyle profile leans toward young professionals, students and retirees rather than large families, which fits the studio-heavy unit mix.
For guests, the practical draw is that JVC sits between Dubai Marina, Jumeirah Village Triangle and the Al Barsha corridor. Property Finder's renter profile for the building lists India, Egypt, Lebanon and the United Kingdom as the top nationalities, a mix typical of the mid-budget JVC market. Unit Types and Sizes at Tasmeer Residence
The building offers studios, one-bedroom and two-bedroom apartments. Bayut lists studios at 452 to 505 sq ft, one-beds at 852 to 1,130 sq ft and two-beds at about 1,250 sq ft. Squareyards' floor plan list shows the same 452 sq ft studio, 852 and 1,151 sq ft one-beds and a 1,250 sq ft two-bed, plus a 690 sq ft studio layout.
Land Department records show a wider spread than the marketing sizes. DXB Interact's Land Department breakdown has studios from 433 to 676 sq ft, one-beds from 769 to 1,269 sq ft and two-beds from 1,234 to 1,695 sq ft, and YallaValue's transaction list includes one-beds at 770, 869, 882, 946 and 1,268 sq ft. A buyer should check the title-deed area of any specific unit rather than rely on a bracket.
Bayut describes every apartment as having a balcony, built-in wardrobes and an open kitchen fitted with appliances, with one-beds carrying an en-suite plus a guest bathroom and two-beds laid out as two master bedrooms. Some units are sold furnished. Each apartment comes with one basement parking space. The ground floor holds a handful of semi-fitted shops of around 900 sq ft that Bayut notes are suited to a laundry, salon, cafe or pharmacy.

Amenities at Tasmeer Residence
For a five-storey building the amenity list is fuller than average. A swimming pool and gym are confirmed by Bayut, Squareyards and Dubricks, and all three also list a children's play area, lift access, 24-hour security with CCTV and central air-conditioning.
Bayut's guide goes further and describes separate adult and children's pools with a rooftop poolside deck, a gym with a yoga room, a steam room and sauna, a walking track around the play area, two lifts, a concierge desk in the entrance lobby with a visitor waiting area, and district cooling supplied by Empower. Those extra details come from a single portal guide, so treat them as a good indication of what to expect rather than a verified specification.
From a short-let point of view, a rooftop pool and a proper gym in a small building are the two amenities guests in this price band actually ask about, and both are present. The basement parking space per unit matters too: guests driving in from Abu Dhabi or picking up a hire car at the airport can park on site.

Transportation and Access
Tasmeer Residence is a car-first building, like almost all of JVC. Bayut places it a few minutes from Al Khail Road (E44), and Squareyards puts that junction about half a kilometre away, so Downtown, Business Bay and the airport are all a single-highway drive.
Buses are the nearest public transport. Skyloov measures the Noor Residences stop at about 650 m and the Season Community Autumn stop at about 700 m, and Bayut adds the Samer Park stop as a third option within a short walk. Property Finder counts six bus stations in its radius. For the Metro, Bayut estimates Mashreq Metro Station on Sheikh Zayed Road at around a 14-minute drive; there is no station inside JVC.
Skyloov lists Dubai International Airport at roughly 32 km and Al Maktoum International at roughly 33.5 km, so both are a similar half-hour drive outside peak traffic. For a guest, the honest framing is taxi or hire car, with the E44 and E311 doing the work.

Price Guide: Sales and Rents at Tasmeer Residence
The building's sale history is unusual because a run of units was sold by the developer in 2022, mostly in a single batch. YallaValue's Land Department feed shows transactions in February and June 2022, most of them on 6 June and at least one marked as sold by the developer: studios from about AED 267,000 to AED 354,000 (AED 524 to 589 per sq ft) and one-beds from about AED 484,000 to AED 646,000 (AED 499 to 629 per sq ft).
Propsearch.ae's transaction list, which holds 50 records for the building, is dominated by September 2022 entries registered as grant transfers, including a 947 sq ft one-bed at AED 533,000 and a 447 sq ft studio at AED 307,148. Grants are not market sales, so those figures are not useful price markers on their own, though their AED 555 to 687 per sq ft sits broadly in line with the developer sales above.
Values have moved a long way since. YallaValue's automated estimates in September 2026 put a studio at about AED 490,000 to 550,000 and one-bedroom units at roughly AED 790,000 to 990,000 depending on the unit, close to double the 2022 developer prices. Those are model estimates, not asking prices, and there are very few sale listings at the moment, so a buyer should expect to negotiate off comparable JVC District 10 sales rather than off a deep listing pool.
Long-term rents are easier to read. Property Finder records 70 rental contracts in the building over the past 12 months, with listings from AED 46,000 to 68,000 and a median asking rent of AED 65,000. Its contract feed for August and September 2026 shows studios signing at AED 45,000 to 51,600 and one-beds at AED 57,000 to 73,500. YallaValue's unit histories match: a studio renewing at AED 46,000 to 48,000 across 2024 to 2026, and one-beds at AED 53,000 to 65,000. On those numbers a one-bed bought at the current estimate yields roughly 7 percent gross before service charges, and a studio somewhat more.

Airbnb Income Potential at Tasmeer Residence
Tasmeer Residence is a residential building with no hotel operator, so the standard route applies: the owner holds the title, the unit is registered as a holiday home with the Dubai Department of Economy and Tourism, and Royale Stays handles the application, the furnishing plan, photography, pricing, guest check-in, communications and maintenance under a management fee from 15%. What works in its favour: a rooftop pool and gym in a small building, one parking space per unit, a JSS International School and Circle Mall catchment that draws relocating families on medium stays, and a studio-and-one-bed mix that suits solo business travellers and couples on a JVC budget. What works against it: no Metro within walking distance, a low-rise with no skyline view, and a long-let market that already pays AED 45,000 to 73,500 a year, which sets the bar a furnished short-let has to clear after fees and vacancy.
