About Surf at Creek Beach

Surf at Creek Beach sits within Emaar's Dubai Creek Harbour masterplan, in the waterfront Creek Beach district. The development comprises two separate buildings, Building 1 at seven storeys and Building 2 at nine storeys, offering a mix of one, two and three-bedroom apartments across 180 registered units. Construction began in September 2019, with an original estimated handover of October 2022, and the project was completed in March 2023.

Creek Beach uses a themed naming pattern across a cluster of separately developed buildings, and Surf sits alongside similarly named neighbours including Summer, Sunset, Rosewater, Grove, Lotus, Breeze, Bayshore and Orchid, among the earliest towers in the district to be handed over. Each is a genuinely distinct development, not a phase or block of another, and Royale Stays covers them as separate buildings.

The developer identity is independently confirmed by propsearch.ae, propertyindex.ae and Emaar's own official property page (emaar.com/en/properties/surf), and further confirmed by broker/portal listings (propertyfinder.ae, metropolitan.realestate, tanamiproperties.com, binayah.com). The two-building structure (seven and nine storeys) and the 180 registered units are confirmed by two independently operated Dubai Land Department-linked data platforms, propsearch.ae and propertyindex.ae.

Location & Nearby Landmarks

Surf at Creek Beach sits within the Creek Beach district of Dubai Creek Harbour, with direct access to Creek Beach and Creek Canal, and views over Dubai Creek Tower. Creek Island Central Park is roughly 0.7 km away, and the Ras Al Khor Wildlife Sanctuary roughly 2.8 km. Jameel Arts Centre is roughly 3.1 km, and the Dubai Festival City neighbourhood is roughly 2.1 to 2.2 km. Creek Marina Yacht Club is a five-minute walk away.

Location distances are drawn from propsearch.ae's Surf-specific building page, combining building-level and Creek Beach district-level figures.

Unit Types

Surf at Creek Beach offers one, two and three-bedroom apartments across its two buildings. Dubai Land Department-linked records show 112 one-bedroom units (676 to 921 sq ft), 31 two-bedroom units (991 to 1,688 sq ft), and 28 three-bedroom units (1,483 to 1,542 sq ft), alongside a small number of ground-floor retail and storage units, for 180 registered units project-wide.

Unit-type counts and sizes are drawn from propertyindex.ae's Dubai Land Department-linked unit register, checked against propsearch.ae's own transaction records naming individual buildings and floors.

Amenities

Reported amenities at Surf at Creek Beach include a shared swimming pool, a gymnasium, a children's play area, covered parking, CCTV security, and direct access to Creek Beach's 300-metre stretch of waterfront. For the wider area, Royale Stays' Airbnb management guide for Dubai Creek Harbour covers licensing and demand across the masterplan, and the Creek Beach community guide covers the wider Creek Beach district, including its other named buildings.

The amenities list is composited from two independent sources (tanamiproperties.com and binayah.com); propsearch.ae's own Surf-specific building page does not itemise on-site amenities separately from the wider Creek Beach area guide it links out to.

Transportation & Access

From Surf at Creek Beach it takes roughly 14 minutes to drive to Dubai Mall, 25 minutes to Palm Jumeirah, 23 minutes to Burj Al Arab, and 29 minutes to The Walk JBR. Dubai International Airport (DXB) is roughly 17 minutes' drive, and Al Maktoum International Airport roughly 45 minutes. Creek Beach has its own fully integrated transport network, including a Dubai Metro station, water taxis and a bus network, and Creek Marina Yacht Club is a five-minute walk away.

Drive times are drawn from propsearch.ae's Surf-specific building page and calculated via Google Maps under typical traffic conditions. Metro and water-taxi connectivity is reported at the Creek Beach district level, not independently confirmed as Surf-specific walking distance.

Prices & Market Activity

Dubai Land Department-linked sale transaction records show recent prices at Surf at Creek Beach of roughly AED 1,300,000 to AED 1,675,000 for one-bedroom units (around 686 to 693 sq ft), and around AED 2,400,000 to AED 2,425,000 for two-bedroom units (around 991 to 996 sq ft). The project-wide current average across all unit types works out to roughly AED 2,371 per sq ft.

Figures combine dated sale transactions from propsearch.ae (1-bed: AED 1.66m on 23 Feb 2026, 693 sq ft) and propertyindex.ae (1-bed: AED 1,675,000 on 20 Apr 2026, 686 sq ft; 2-bed: AED 2,400,000 on 29 Apr 2026, 996 sq ft, and AED 2,425,000 on 25 Mar 2026, 991 sq ft), plus propertyindex.ae's project-wide current PIX average (AED 2,371 per sq ft). A specific dated three-bedroom transaction was not available from either source at the time of research; the three-bedroom unit type itself (1,483 to 1,542 sq ft) is confirmed by propertyindex.ae's unit register, so this single pricing figure is omitted rather than estimated.

Airbnb / Short-Term Rental Potential

There is no policy reason a Surf at Creek Beach apartment could not be let short-term. The developer here is Emaar Properties directly, not a hotel brand with a letting restriction of the kind that applies to Vida-branded buildings, the only confirmed short-term-letting prohibition in Dubai. Vida Creek Beach is a separate hotel roughly 0.1 km from Surf, but it is a different building under a different brand, not this development.

Dubai Creek Harbour, including Creek Beach, is not among the five areas in Royale Stays' current confirmed core markets (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay). Royale Stays has, however, already published extensive building-level coverage of Dubai Creek Harbour and offers a management review to owners in Creek Beach who want to explore Airbnb management for their unit. Owners can read Royale Stays' Dubai holiday home permit guide for how the process works, model a scenario with the ROI calculator, or submit their property directly.

No Surf at Creek Beach-specific rental income or occupancy figure is quoted here. This section describes general service capability, not an existing track record at this building.
