About Creek Beach
Creek Beach is a beachfront residential sub-community developed by Emaar Properties within Dubai Creek Harbour, positioned between Creek Island and the site planned for the Dubai Creek Tower, along Dubai Creek and directly alongside Creek Marina. Emaar markets it as one of Dubai's first purpose-built urban beach neighbourhoods, built around a landscaped sandy beach and waterfront promenade rather than a swimming pool as the community's central amenity.
Per propsearch.ae's building tracker, Creek Beach comprises 16 separately named residential developments. Nine of the earliest towers, Summer, Surf, Sunset, Rosewater, Grove, Lotus, Breeze, Bayshore and Orchid, have already been handed over and are established, confirmed across propsearch.ae and multiple listing aggregators including InvestInDXB and Metropolitan Premium Properties. A newer wave, Cedar, Savanna, Mangrove, Canopy and Moor, is still in its delivery window. Vida Residences at Creek Beach, a 33-storey branded tower, is described on Emaar's own property page as the community's most recent launch, so Royale Stays treats it as still in delivery rather than assuming it has handed over, despite some third-party listing sites showing it as already complete.
Owners researching this area should also note one naming overlap worth separating out. Vida Creek Beach, the property that ranks first on Google for this exact search term, is a hotel operated directly by Vida Hotels and Resorts, an Emaar Hospitality brand, not privately owned residential apartments. It is a different property from Vida Residences at Creek Beach, the branded apartment tower described above. Per Royale Stays' own standing policy, Vida-operated hotel properties are the one confirmed case where short-term letting through an outside management company is not available, since Vida runs its own hotel directly. That restriction is specific to the Vida-branded hotel itself and has no bearing on the other, privately owned apartment towers that make up the rest of Creek Beach.
Location & Connectivity
Creek Beach sits on the creek-facing edge of Dubai Creek Harbour, between Creek Island and the site earmarked for the Dubai Creek Tower, with Creek Marina directly alongside. Multiple sources put the drive to Downtown Dubai and Dubai International Airport at roughly 15 to 20 minutes, depending on traffic and the exact starting point within the community.
Creek Beach does not have an operating Metro station today, despite some listing sites describing it as already served by one. The Dubai Metro Blue Line, which will include a dedicated Creek Harbour station reported as set to be the world's tallest metro station, is still under construction, with the RTA targeting a 2029 opening. Until then, the nearest operating option is Creek Metro Station on the Green Line at Al Jaddaf, roughly 6.5 to 7 kilometres away, reachable by a short taxi ride or by a marine transport ferry connection from Dubai Creek Harbour's own Marine Transport Station.
Rental Market and Short-Term Rental Context
DataForSEO search data confirms genuine, ongoing search volume for Creek Beach (480 searches a month for the exact phrase "creek beach dubai", checked fresh on 2026-08-08), and the results themselves are dominated by real estate content: Emaar's own development site, the propsearch.ae and Property Finder portals, and agency pages from firms including fam Properties and Luxhabitat, with an active listing on Booking.com confirming genuine short-stay demand for the area alongside long-term ownership interest.
Royale Stays does not yet have Creek Beach-specific booking data of its own. The company's existing Dubai Creek Harbour area guide cites published area-level figures of roughly AED 7,500 to 11,000 a month gross for one-bedroom units, AED 11,000 to 16,000 for two-bedroom units and AED 18,000 to 24,000 for three-bedroom units, with gross yields generally landing between 8% and 11%. Those are area-wide figures, not a Creek Beach-specific track record. Owners can run their own numbers through Royale Stays' Dubai property ROI calculator.
Dubai Creek Harbour, including Creek Beach, is not among the five areas in Royale Stays' current confirmed core markets (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay). Royale Stays has, however, already published extensive building-level coverage of Dubai Creek Harbour and offers a management review to owners in Creek Beach who want to explore Airbnb management for their unit.
Buildings in Creek Beach
Royale Stays does not yet have a Building Guide for a specific tower inside Creek Beach itself. The community's established towers, Summer, Surf, Sunset, Rosewater, Grove, Lotus, Breeze, Bayshore and Orchid, along with the newer Cedar, Savanna, Mangrove, Canopy, Moor and Vida Residences, are named here for reference; individual building guides will be added as they go live, following the same approach already used for Jumeirah Garden City and Al Furjan. Royale Stays' existing Dubai Creek Harbour guide already covers six buildings elsewhere in the wider masterplan, in Harbour Views, Harbour Gate, Creek Horizon and Creekside, none of which are in Creek Beach specifically.
Why Manage Here
Creek Beach's central appeal for a short-term rental is the beach itself: a landscaped sandy waterfront and promenade built as the community's main amenity rather than a shared pool, with retail and dining directly on the promenade. That gives a genuine leisure and family draw independent of Downtown Dubai's business-and-shopping pull, and an active Booking.com listing for a Creek Beach property confirms real demand for short waterfront stays in the area.
The area also sits close to the Ras Al Khor Wildlife Sanctuary, a flamingo reserve with its own visitor interest, and faces the future Dubai Creek Tower site across the water, one of Emaar's long-term icon projects for the district. Owners should weigh this against the fact that Creek Beach is still partly under active development: five of its sixteen named towers, plus Vida Residences, are still in their delivery window, so construction activity and inconsistent finish quality remain a real, building-by-building consideration rather than a district-wide certainty.
Getting Started
Royale Stays manages the full furnishing, photography, pricing, check-in and guest communications process for owners in Creek Beach who prefer not to handle it directly, from a fee starting at 15% of gross booking revenue. Owners still need a DTCM holiday home permit before listing a unit, and Royale Stays' guide to the Dubai holiday home permit covers what that process and fees generally involve.
Owners ready to move forward can submit their property for a management review, or read Royale Stays' guide to choosing the best Airbnb management company in Dubai for what to look for when comparing operators.
