Six Senses Residences, Palm Jumeirah

Six Senses Residences is a 162-residence branded development on Palm Jumeirah's West Crescent, developed by Select Group and Emirates Strategic Investments Company (ESIC) in partnership with Six Senses Hotels Resorts Spas, part of IHG Hotels & Resorts. Completed in 2026 with homeowner handovers underway, the development pairs 121 penthouses, 32 Sky Villas and 9 Signature Villas with a 60-room Six Senses hotel and a 60,000 sq ft wellness facility, Six Senses Place. For owners renting a unit out short-term, that branded-residence positioning and resort-grade amenity set are genuine differentiators on top of the Palm Jumeirah address itself.

About Six Senses Residences

Six Senses Residences (formally 'Six Senses Residences The Palm, Dubai') is the residential component of the wider Six Senses The Palm resort on Palm Jumeirah's West Crescent, developed by Select Group and ESIC in partnership with Six Senses Hotels Resorts Spas. It is a separate product from the standalone Six Senses The Palm hotel, which carries its own 60 hotel rooms and its own booking channel.

The development comprises 162 individually owned, freehold residences across five configurations: 2, 3 and 4-bedroom apartments, 2 to 4-bedroom Penthouses and Royal Penthouses (121 units in total), 32 Sky Villas and 9 beachfront Signature Villas. Select Group announced the project's completion on 2 July 2026, with homeowner handovers underway; the development previously won a Best Residential Development award in 2023.

'Six Senses Residences' is also the name Six Senses uses for separate branded-residence projects it has elsewhere in the world (including Mexico, Italy and Spain), and Select Group is separately developing 'Six Senses Residences Dubai Marina,' a different 122-storey tower under construction on Dubai Marina, expected to complete in 2029. This guide is specifically about the completed Palm Jumeirah development. Sky Villas and Signature Villas are unit types within this same building, not a separate project.

Location and Nearby Landmarks

Six Senses Residences sits on Palm Jumeirah's West Crescent, with residences facing the open sea, Burj Al Arab and the Dubai skyline. Downtown Dubai is roughly 30 minutes away by car, Dubai Marina around 20 minutes, and Dubai International Airport around 30 minutes.

For the fuller picture of the island, from the Trunk to the Fronds and both Crescents, see Royale Stays' Palm Jumeirah area guide. Other West Crescent buildings worth comparing include Serenia Residences, listed among the closest neighbouring buildings to Six Senses Residences, plus Palme Couture Residences and Como Residences, two of the newer branded developments on the same stretch of the island. Nearby attractions include Skydive Dubai, Cove Beach and Ain Dubai.

Unit Types

2-bedroom apartments run 1,994 to 2,824 sq ft, 3-bedroom apartments 3,400 to 6,460 sq ft, and 4-bedroom apartments 4,111 to 6,477 sq ft. Penthouses and Royal Penthouses (2 to 4-bedroom configurations) span 2,117 to 10,467 sq ft, with some units offering private rooftop leisure decks and pools. Sky Villas run 6,196 to 6,448 sq ft in simplex and duplex layouts, while the 5-bedroom beachfront Signature Villas cover 26,514 sq ft across ground and upper floors. Every residence type is finished with natural stone, hand-selected timbers and bespoke detailing.

Amenities and Wellness

At the centre of the development is Six Senses Place, a 60,000 sq ft wellness and lifestyle facility built around Six Senses' longevity-and-wellbeing philosophy.

Residents can use an indoor lap pool, Finnish and infrared saunas, a fully equipped gym, dedicated treatment rooms, resort-style swimming pools, tennis and padel courts, landscaped gardens, children's spaces, direct beach access and an on-site micro-farm for fresh produce. Owners and their guests can also draw on Six Senses' concierge and lifestyle services next door at the hotel.

As a newly completed, ultra-luxury branded development, Six Senses Residences trades well above typical Palm Jumeirah pricing: live resale listings for penthouses at this address have ranged from around AED 15 million to over AED 30 million, depending on size, floor and view. Royale Stays has not independently verified a single stable achievable rate for this exact building, since pricing varies widely by unit type, floor and configuration.

Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb and Short-Term Rental Potential

Six Senses Residences is a standard freehold development, not a leaseback or rental-pool structure: residences are individually owned, and Six Senses supplies branding and concierge-style services layered on top. Because the building carries a hotel brand and sits alongside an on-site Six Senses hotel, the DTCM holiday-home permit is routed through the building's own management company rather than a standalone owner application, the same process already confirmed for Royale Stays' other branded-residence guides. This is not a prohibition; Six Senses is not Vida, the only brand confirmed to block short-term letting outright.

No Six Senses Residences-specific occupancy or nightly-rate data has been independently confirmed, since the building only completed in mid-2026. As a general Palm Jumeirah reference point, Royale Stays' own blended portfolio data across the island averages around AED 1,423 a night at 88% occupancy for 2-bedroom units and around AED 1,696 a night at 88% occupancy for 3-bedroom units; a branded, resort-style address like this one would typically command a premium above those averages, though that premium is not yet independently confirmed here.

Royale Stays manages Airbnb and short-term rental units across Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay for a management fee from 15%, covering furnishing, photography, pricing, check-in, guest communications and maintenance coordination. Owners ready to move forward can submit their property for a free earnings estimate, or call +971566424239 to talk through what a unit here could realistically earn.

The AED 1,423/AED 1,696 figures above are Palm Jumeirah area-blended averages across Royale Stays' own managed portfolio, not figures specific to Six Senses Residences.
