About Serenia Residences

Serenia Residences is a beachfront residential complex on the East Crescent of Palm Jumeirah, developed by Palma Development and completed in 2018 (construction began in April 2015, with the first handovers to owners starting in 2017). The complex occupies a prime plot on the Crescent between two of the Palm's best-known hospitality names, Waldorf Astoria Dubai Palm Jumeirah and Anantara The Palm Dubai Resort & Spa, giving residents and guests a genuinely private beachfront setting despite sitting between two large hotel resorts.

The complex is made up of three separate nine-storey buildings, known as Serenia Residence East Wing, West Wing and North Wing, sharing one masterplan and amenity deck. Together the three wings offer 250 residences: a mix of 1, 2 and 3-bedroom apartments plus 3 and 4-bedroom penthouses, including full and half-floor penthouses on the upper levels. Serenia Residences should not be confused with Serenia Living, a separate and considerably newer Palma Development project on the opposite, West side of the Crescent that only launched in 2022 and was completed in 2026 — the two share a developer and a naming family, but they are different buildings in different locations with different delivery timelines.

Location & Nearby Landmarks

Serenia Residences sits on the Crescent of Palm Jumeirah, sandwiched between Waldorf Astoria Dubai Palm Jumeirah and Anantara The Palm Dubai Resort & Spa, two of the island's most recognisable five-star addresses. That position puts residents and guests within easy reach of both resorts' beach clubs and dining, as well as views across the Gulf toward the Dubai Marina skyline and Burj Al Arab.

Serenia Residences joins Royale Stays' wider Palm Jumeirah Building Guide cluster alongside FIVE Palm Jumeirah, Golden Mile 2 and Golden Mile 5, other Palm Jumeirah properties Royale Stays covers.

Unit Types

Across its three wings (East, West and North), Serenia Residences offers 1, 2 and 3-bedroom apartments plus 3 and 4-bedroom penthouses, including full and half-floor penthouse layouts on the top floors of each wing. The building's low-rise, nine-storey design, compared with many of Dubai's taller waterfront towers, means most units have generous floorplates and direct or near-direct sea-facing balconies rather than the narrower view corridors typical of taller towers.

Amenities

Serenia Residences is built around a genuine resort-style shared amenity deck: a 50-metre infinity pool, a roughly 22-metre lap pool and a separate kids' pool, a fully equipped gym alongside a roughly 10,000 sq ft wellness club with a private training studio, a tennis court and a paddle tennis court, an indoor games room, direct access to Palm Jumeirah's white sand beach, a barbecue and outdoor entertainment area, a jacuzzi, and an executive beach lounge with meeting and conference space. Covered and valet parking are both available on-site.

Transportation & Access

Palm Jumeirah has no Dubai Metro station of its own, so most residents and guests rely on private car, taxi or ride-hailing apps like Careem to get to and from Serenia Residences. The nearest Palm Monorail stop is the Palm Atlantis station at the far end of the Crescent, connecting onward to Palm Gateway, Al Ittihad Park and Nakheel Mall stations for guests who want to explore the wider Palm Jumeirah trunk without a car. Dubai International Airport is roughly 30-40 minutes away by car depending on traffic, with Al Maktoum International a longer drive from the Palm.

No Serenia Residences-specific short-term nightly rate or occupancy figure has been published by any source checked for this guide, so the figures below are Palm Jumeirah area-blended averages, not building-specific, from Royale Stays' own portfolio data, given as an honest indication of what a well-managed Palm Jumeirah apartment can typically achieve: 2-bedroom units average around AED 1,423 a night at 88 percent occupancy, roughly AED 38,922 a month, while 1-bedroom units average around AED 706 a night at similar occupancy, roughly AED 19,279 a month. Given Serenia Residences' beachfront Crescent position between two five-star resorts and its resort-style amenity offering, well-presented apartments here are realistic candidates to perform at or above these area averages.

Airbnb / Short-Term Rental Income Potential

Serenia Residences already has an active individual-ownership rental market, with Property Finder's own listings for the building distinguishing short-term from long-term options, a signal of real local short-let demand, even though this guide did not find a confirmed listing for the building on international platforms like Airbnb, Booking.com or Agoda at the time of research.

The building's beachfront Crescent position between Waldorf Astoria and Anantara, its low-rise resort-style amenity deck, and its individually-owned freehold apartments make it a strong candidate for professionally managed short-term letting going forward. As with any building on Palm Jumeirah positioned between hotel resorts, permit arrangements for short-term letting are typically routed through the building's own management company rather than a fully independent owner application, which is a standard, workable process, not a blocker. Royale Stays manages furnishing, photography, pricing, check-in, guest communications and maintenance from a fee starting from 15%.

Rental figures above are Palm Jumeirah area-blended benchmarks from Royale Stays' own portfolio data, not a building-specific guarantee for Serenia Residences.
