About Seven Palm

Seven Palm is a twin-tower hotel-apartment complex on Palm West Beach, on the trunk of Palm Jumeirah, developed by Seven Tides International through its Seven Tides Real Estate subsidiary. Construction began in September 2017 and the complex was completed in November 2022, with the residential tower's apartments handed over in the first quarter of 2023. The residential tower, registered with Dubai Land Department as "Seven Hotel and Apartments The Palm, Tower A", originally launched for sale as Se7en Residences before Seven Tides rebranded it Seven Palm in November 2019. All Seven Palm apartments have been sold to individual owners.

Seven Palm shares its site with a second, connected tower operating as the NH Collection Dubai The Palm, the hotel brand's first property in the region, with the two towers linked by an elevated sky bridge. This guide covers the residential Seven Palm tower and its individually owned apartments, separate from the hotel side of the complex and separate from Anantara The Palm Dubai Residences, another Seven Tides residential project on Palm Jumeirah's East Crescent that is sometimes confused with Seven Palm online but is a different building on a different part of the island.

Location & Nearby Landmarks

Seven Palm sits on Palm West Beach at the trunk of Palm Jumeirah, directly opposite Nakheel Mall and next to DUKES The Palm hotel. The trunk location gives residents and guests quicker road access than buildings further out on the Crescent or the Fronds: Nakheel Mall is a short walk away, Dubai Marina and JBR are roughly 10 to 15 minutes by car, and Dubai International Airport (DXB) is around 25 to 30 minutes' drive.

Seven Palm sits among Royale Stays' wider Palm Jumeirah Building Guide cluster alongside trunk-area buildings such as Golden Mile 8, Golden Mile 9 and Club Vista Mare, all a short distance away near Nakheel Mall.

Unit Types

Seven Palm's residential tower holds studio, one-, two- and three-bedroom apartments. Reported unit sizes range from around 302 to 499 sq ft for studios, 500 to 874 sq ft for one-bedroom units, 1,032 to 1,151 sq ft for two-bedroom units, and 1,540 to 1,707 sq ft for three-bedroom units. Interiors feature floor-to-ceiling windows, soft-drawer walk-in wardrobes and en-suite bathrooms with rain showers. Sources disagree on whether units were originally sold furnished or unfurnished, so owners and buyers should confirm current furnishing status directly rather than assume either.

Amenities

Seven Palm's shared facilities include a rooftop infinity swimming pool, a fully equipped gym, food and beverage outlets, direct beach access, and ground-floor retail. Additional amenities reported for the complex include a gourmet grocery store, laundry services and a pharmacy.

Transportation & Access

Palm Jumeirah has no Dubai Metro station of its own, so residents and guests typically rely on private car, taxi or ride-hailing apps such as Careem. Seven Palm's trunk-side position, opposite Nakheel Mall, is a practical advantage here: it sits closer to the mainland connection than buildings further out on the Crescent or the Fronds. Dubai Marina and JBR are roughly 10 to 15 minutes away by car, Downtown Dubai and Dubai Mall around 20 to 25 minutes, and Dubai International Airport (DXB) roughly 25 to 30 minutes.

Royale Stays' own managed Seven Palm studio units average around AED 956 a night at roughly 88 percent occupancy, translating to about AED 26,195 a month. This figure comes directly from Royale Stays' own Seven Palm properties, not an area-wide estimate applied to the building by inference.

Airbnb / Short-Term Rental Income Potential

Seven Palm's residential tower carries a Dubai Land Department building classification of "Seven Hotel and Apartments The Palm", reflecting its origin as a hotel-branded, mixed residential and serviced-apartment development. As with other hotel or serviced-apartment buildings, formal short-term rental permit arrangements are typically routed through the building's own management company rather than a standalone owner DTCM application, a standard, workable process rather than a blocker. Seven Palm is not Vida-branded, the only Dubai hotel brand Royale Stays has confirmed strictly prohibits short-term letting, and no mandatory rental-pool or leaseback scheme was found for the residential tower during research.

Royale Stays already manages short-term rental studios in Seven Palm today, which confirms in practice that the building's permit process is workable rather than merely likely to be. Owners across studio, one-, two- and three-bedroom units can access the same furnishing, photography, pricing optimisation, check-in, guest communications and maintenance coordination service, with Royale Stays' management fee starting from 15%.

Royale Stays' own Seven Palm performance data covers studio units specifically (three managed properties). No comparable one-, two- or three-bedroom performance figures for this building were available for this guide.
