About Serenia Living Tower 1

Serenia Living Tower 1 is a beachfront residential tower on the West Crescent of Palm Jumeirah, one of four towers that make up Palma Development's Serenia Living complex. The tower is dedicated entirely to two-bedroom apartments, with seven units per floor across its residential levels, and faces east toward the Arabian Gulf.

Serenia Living as a whole spans an estimated 226 residences across its four towers: Tower 1 and Tower 2 hold two-, three- and four-bedroom apartments, while Towers 3 and 4 (marketed as 'The Reserve') are dedicated to full and half-floor penthouses and a small number of ultra-luxury duplex 'Sky Mansions.' Construction began in June 2022 and Khansaheb was appointed main contractor in mid-2023. Palma Development confirmed the project had reached 94 percent completion in October 2025, and resale transactions on the Dubai Land Department's open data registry have listed Tower 1 units as ready property from mid-2026 onward.

Serenia Living Tower 1 should not be confused with Serenia Residences, a separate and considerably older Palma Development project on the opposite, East side of the Crescent. Serenia Residences was completed in 2018; Serenia Living only launched construction in 2022. The two share a developer and a naming family but are different buildings in different locations.

Location & Nearby Landmarks

Serenia Living Tower 1 sits on the West Crescent of Palm Jumeirah, directly adjacent to Atlantis The Palm, with panoramic views over the Arabian Gulf, the Dubai skyline and Burj Al Arab from its east-facing units.

Serenia Living Tower 1 joins Royale Stays' wider Palm Jumeirah Building Guide cluster alongside its own sibling tower, Serenia Living Tower 2, as well as Armani Beach Residences and Muraba Residences, both other Palm Jumeirah properties Royale Stays covers. For the full picture of the island, see Royale Stays' Palm Jumeirah area guide.

Unit Types

Tower 1 is dedicated entirely to two-bedroom apartments, with seven units on each residential floor across roughly 15 levels, offered in several layout variants, some with an additional maid's room. Dubai Land Department resale records show Tower 1 two-bedroom units ranging from around 2,032 to 2,200 sq ft. Tower 2, by contrast, holds only three- and four-bedroom apartments at five units per floor, while Towers 3 and 4 are dedicated to full and half-floor penthouses and Sky Mansions, so buyers and renters comparing Serenia Living towers should confirm which tower a specific listing refers to.

Some Tower 1 layouts include a maid's room in addition to the two bedrooms. A handful of Dubai Land Department transaction records for Tower 1 register these as 3-bed units, most likely reflecting the extra room rather than a genuine third bedroom, and are not treated as contradicting Tower 1's marketed 2-bedroom-only positioning.

Amenities

Serenia Living's amenities are shared across all four towers via a common podium and beachfront: one of Dubai's largest residential swimming pools, an 88-metre infinity pool, a roughly 10,000 sq ft wellness club with a state-of-the-art gym, a private training studio, a spa treatment room, a sauna, a steam room and an ice plunge pool, plus indoor and outdoor kids' play areas, a games room, a private cinema, a golf simulation lounge and a padel court.

Residents also get direct private beach access and an executive beach lounge with its own Serenia cafe and conference rooms. Around 70 percent of the project's total area is dedicated to landscaped parkland and the swimming pool.

Transportation & Access

From Serenia Living it takes roughly 21 minutes to drive to Dubai Mall, 3 minutes to the Palm Jumeirah gateway, 17 minutes to Burj Al Arab and 17 minutes to The Walk at JBR in typical traffic. Dubai International Airport is around 29 minutes away by car, and Al Maktoum International Airport around 37 minutes. Palm Jumeirah has no Dubai Metro station of its own; the nearest Palm Monorail stop is the Palm Atlantis station at the far end of the Crescent.

Dubai Land Department resale data shows Tower 1 two-bedroom apartments trading between roughly AED 8.3 million and AED 10.1 million in mid-2026, for units between around 2,032 and 2,200 sq ft, a price of roughly AED 3,770 to 4,970 per sq ft. As a newly delivered, beachfront West Crescent tower, Serenia Living Tower 1 sits toward the upper end of Palm Jumeirah pricing.

Owners weighing what a unit here could realistically earn, whether as a long-term let or a short-term rental, can run their own numbers through Royale Stays' Dubai property ROI calculator.

Airbnb and Short-Term Rental Potential

Serenia Living Tower 1 is a freehold, individually owned apartment tower with an active resale market already showing on Dubai Land Department records, though this guide did not find a confirmed short-term listing for the building on international platforms like Airbnb, Booking.com or Agoda at the time of research, likely reflecting how recently the tower has been delivered rather than any restriction on short-term letting.

Serenia Living Tower 1 is a standard freehold residential building, not a hotel-branded or serviced-apartment property, so owners can apply directly for a DTCM holiday-home permit in the normal way. Royale Stays manages Airbnb and short-term rental units across Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay for a fee starting from 15%, covering furnishing, photography, pricing, check-in, guest communications and maintenance coordination.
