About Passo by Beyond
Passo by Beyond is an off-plan beachfront development on Palm Jumeirah's West Crescent, developed by Beyond, a luxury real estate brand Omniyat Group launched in September 2024 to expand beyond its usual single-building, ultra-luxury projects into larger-scale waterfront developments. Passo is Beyond's first flagship project outside its original Dubai Maritime City masterplan and its only project on Palm Jumeirah, marking the brand's expansion to the island. The development comprises two sculptural, mirror-image towers named Avita and Bella, each around 15 storeys, reported once as G+14, the same figure, holding 625 residences between them.
Unit types span one, two, three and four-bedroom apartments, five-bedroom penthouses and six-bedroom standalone beach mansions, launched from AED 5.5 million with a 60/40 payment plan, 10% on booking, and the balance split across construction and handover. Passo sits alongside Beyond's other launches, Talea, Soulever, The Mural, Saria, Orise and Sensia, all part of the company's separate Dubai Maritime City masterplan, not on Palm Jumeirah, so none of those projects should be confused with Passo itself.
Sources differ slightly on the exact crescent position: Beyond's own launch materials, Gulf News, Khaleej Times and Construction Business News ME all describe Passo as sitting on Palm Jumeirah's West Crescent, which is used here; a small number of broker listings describe an East Crescent position instead, treated as a listing error given the weight of primary and press sourcing on the West Crescent side. One aggregator names Estate Grand Real Estate Development as a registered project entity connected to Omniyat, a detail not independently confirmed elsewhere and not treated as load-bearing here.
Location & Nearby Landmarks
Passo by Beyond sits on Palm Jumeirah's West Crescent, with direct access to a 250-metre private, white-sand beach and views described as spanning both the Arabian Gulf and Dubai's skyline, including the Burj Al Arab, Atlantis The Palm and, on a clear day, Burj Khalifa. Being on the Crescent puts Passo slightly further from the mainland than trunk-based Palm Jumeirah buildings, with Dubai Marina, Downtown Dubai and JBR each roughly a 20 to 30-minute drive depending on traffic and exact crescent position.
Palm Jumeirah is one of Royale Stays' core operating areas, and the company already manages Airbnb listings across the island's Crescent and trunk buildings, including Palm Views West, Serenia Residences and Five Palm Jumeirah.
Unit Types
Passo by Beyond is planned to hold 625 residences across its two towers: one, two, three and four-bedroom apartments make up the bulk of the building, alongside a limited collection of five-bedroom penthouses and six-bedroom standalone beach mansions. Every unit is marketed with either sea or skyline views given the crescent-facing plot. Launch pricing started from AED 5.5 million, with a 60/40 payment plan, 10% on booking and the balance split across construction and a final payment on handover, figures that reflect the project's original 2025 sales launch and may move before completion.
Amenities
Reported amenities include 250 metres of private, resident-only beach frontage, rooftop sky gardens with infinity pools, a wellness pavilion, a residents' social club, a private cinema, library and cigar lounge, plus wet lounges and dedicated pool decks. As with any pre-completion project, the final amenity list may change before handover, so these figures should be treated as launch-stage marketing description rather than confirmed as-built specifications.
Transportation & Access
Palm Jumeirah has no Dubai Metro station of its own, so residents and guests rely on private car, taxi or ride-hailing apps such as Careem. Passo's West Crescent position sits further from the Palm's mainland connection than trunk-based buildings, with Dubai Marina, Downtown Dubai and JBR each roughly 20 to 30 minutes by car and both Dubai International Airport and Al Maktoum International Airport typically 30 to 45 minutes away depending on traffic.
Rental & Price Trends
Passo by Beyond is still under construction, with no resale or rental transaction history for the building itself yet, current activity is reservation-stage off-plan sales rather than a secondary market. Palm Jumeirah as a whole is one of Dubai's strongest short-term rental markets, and once units are handed over in Q3 2029, Passo will be able to draw on that area-wide demand. Owners weighing an off-plan purchase here can model potential scenarios with Royale Stays' Dubai property ROI calculator.
Airbnb / Short-Term Rental Income Potential
Short-term letting anywhere in Dubai, including a future Passo by Beyond unit, requires a valid DTCM holiday home permit. Passo is a standard freehold residential development from Beyond, not hotel-branded or serviced-apartment, so the permit is applied for directly once a unit is handed over, the same routing that applies at other Palm Jumeirah buildings Royale Stays already covers.
Because Passo by Beyond has not been delivered yet, there is no building-specific income data to report, no listings exist there today. Royale Stays already manages Airbnb properties across Palm Jumeirah and covers furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination for a management fee starting from 15%, with a single monthly statement covering revenue, fee, costs and net transfer. Owners who reserve a unit here now can submit their property ahead of handover to plan for short-term rental from day one, or explore Royale Stays' Airbnb management services in the meantime.
Passo by Beyond has not been handed over as of this writing and has no independent rental or resale history, with completion targeted for Q3 2029. Income context reflects Royale Stays' own Palm Jumeirah portfolio, area-blended rather than exclusive to this development, reviewed by Chris Veinbaums, DTCM-licensed operator.
