About One Park Avenue

One Park Avenue is a residential tower in Sobha Hartland, Meydan One, within Mohammed Bin Rashid City (MBR City), developed by Sobha Realty. The project launched in 2019 and was completed in 2022, delivered ahead of its original handover schedule. It holds 403 apartments across one, two, three and four-bedroom layouts, each with a private balcony.

Sobha Realty's own launch and completion announcements both describe the tower as G+24, 24 floors above ground. One aggregator, propsearch.ae, lists a differing 28-storey figure for the building that is not corroborated by any other source, so this guide uses the developer's own G+24 figure. The tower sits within Sobha Hartland, a roughly 8-million-square-foot waterside masterplan by Sobha Realty within MBR City, already documented on Royale Stays' other Sobha Hartland building guides.

Location & Nearby Landmarks

One Park Avenue sits in Sobha Hartland, Meydan One, within Mohammed Bin Rashid City (MBR City), a waterfront community built around artificial lagoons and landscaped parkland. Every apartment in the tower was designed with a balcony overlooking Dubai Creek, Downtown Dubai, the Ras Al Khor Wildlife Sanctuary, the Dubai Water Canal and Meydan Racecourse. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for MBR City covers licensing and demand across the community.

Sobha Hartland is also home to several other Sobha-developed towers covered separately on royalestays.com, including Hartland Waves, Sobha Creek Vistas and Sobha Hartland Greens Building 5, each with its own layout and unit mix.

Unit Types

One Park Avenue offers one, two, three and four-bedroom apartments, 403 units in total, each with a private balcony. Sobha Realty's own launch and handover materials describe the interiors as fully fitted, with equipped kitchens and built-in wardrobes across the unit mix, plus six landscaped "Sky Gardens" built into the tower for shared outdoor use.

Amenities

Confirmed amenities include motion-sensor lighting in the common areas, dedicated electric-vehicle charging spaces in the underground parking, and specially designed noise-cancelling facade glazing to reduce external sound inside the apartments. Owners and prospective renters should confirm the building's current, full amenity list with the owners' association or building management, since building-specific extras can change after handover.

Transportation & Access

Sobha Hartland is a drive-first community: Al Ain Road and Ras Al Khor Road are the practical arteries, and there is no Metro station within realistic walking distance of the community's interior, a road layout already documented on Royale Stays' Hartland Waves guide. Downtown Dubai, Business Bay and Dubai International Airport are all a comfortable drive away, though One Park Avenue's own developer materials did not publish specific drive-time minutes for this building.

Real Dubai Land Department transaction records show a two-bedroom apartment in One Park Avenue selling for AED 2,100,000 (1,308 sq ft, AED 1,605 per square foot) as of July 2026, with a separate three-bedroom unit recording a mortgage registration at AED 2,000,000 (1,607 sq ft, AED 1,245 per square foot), part of a wider set of 50 recorded sale transactions for the building. Owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator with the figures they actually have.

Airbnb / Short-Term Rental Income Potential

Renting a One Park Avenue apartment short-term needs a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays, and owners-association coordination, the same operational list as anywhere else in Dubai. Sobha Hartland, including One Park Avenue, is not currently part of Royale Stays' managed service areas, so this guide cannot cite direct earnings data for the building. Several other Sobha Hartland towers already covered on royalestays.com appear on mainstream short-term rental and serviced-apartment booking platforms, which points to active demand across the wider community.

Sobha Realty is a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that One Park Avenue apartments can't be run as licensed holiday homes. The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to explore this route can submit their property to check current coverage and get a free earnings estimate.

One Park Avenue has 403 apartments across one, two, three and four-bedroom layouts, each with a private balcony, spread across a 24-storey (G+24) tower.
No. One Park Avenue is a distinct, individually named tower within the original Sobha Hartland masterplan, completed in 2022. Sobha Hartland II is a separate, later-phase community east of the original Sobha Hartland with its own buildings. Sobha Realty has also developed several other named towers within Sobha Hartland itself, including The Crest, Hartland Waves and Sobha Hartland Greens, each a distinct building with its own construction timeline and Dubai Land Department project registration. One Park Avenue is not the same building, sold under a different name, or a phase of any of these.
Yes. Every Dubai short-term rental requires a DTCM holiday home permit. A management company can submit the application on the owner's behalf, including for owners based overseas.
Royale Stays manages remotely for overseas owners across its core service areas. Sobha Hartland, including One Park Avenue, is not yet one of those core managed areas, so owners here should confirm current coverage directly with Royale Stays before assuming full remote management is available.
