Hartland Waves is a Sobha Realty-developed residential tower in the waterfront district of Sobha Hartland, part of Mohammed Bin Rashid City (MBR City). Standing 35 to 36 storeys depending on the source consulted, it was the first tower built along the waterfront side of the Sobha Hartland community, with construction running from January 2021 to a 2023 completion, ahead of the original schedule. The building is fully handed over and actively trading on the resale market today, registered with the Dubai Land Department as Sobha Hartland Waves.
Worth clearing up early: Hartland Waves is not the same project as Waves Grande or Waves Opulence, two separate sister towers in the same Sobha Hartland "Waves" waterfront family, and it has no connection to Waves Tower by Kasco in Business Bay or The Waves Tower in Dubai Marina. All four use some form of "Waves" in the name; all four are different buildings in different parts of Dubai.

What the live market does show: apartments in this building already appear on mainstream booking and serviced-apartment platforms, including a corporate serviced-apartment aggregator and at least one unit-level booking listing found in live search results, which points to real short-term rental demand already existing at the building level.
