Mudon is a gated, multi-phase freehold community of villas, townhouses, and a smaller apartment component in Dubailand, developed by Dubai Properties, part of the Dubai Holding group. Launched in 2013 at the junction of Al Qudra Road and Emirates Road, the community's original villa and townhouse neighborhoods were substantially delivered by around 2016, with newer phases still releasing since.
The original community comprises four named sub-communities: Al Salam (four-bedroom townhouses), Naseem (standalone three- to five-bedroom villas), Rahat (Arabic-themed three- to five-bedroom villas), and Arabella (two- to six-bedroom townhouses released across three phases), plus Mudon Views, a smaller one- to three-bedroom apartment component completed in 2020. A newer phase, Mudon Al Ranim, has released three- to four-bedroom townhouses in stages since 2023 and remains under development as of 2026. Reported total unit counts for the whole community vary meaningfully across sources and are not restated here as one figure; each sub-community's own count is more reliably sourced, for example roughly 240 villas in Naseem and over 390 townhouses in Al Salam, per public developer and portal listings.
Mudon sits in Dubailand, at the junction of Al Qudra Road (D63) and Emirates Road (E611), in the Al Hebiah Sixth sub-area. From this junction, Dubai Marina is roughly a 20-minute drive, Downtown Dubai 25 to 30 minutes, Dubai International Airport around 38 minutes via Sheikh Mohammed Bin Zayed Road (E311), and Al Maktoum International Airport around 21 minutes via Emirates Road. The community borders other Dubailand villa neighborhoods, including DAMAC Hills 2, Arabian Ranches, and The Sustainable City, though each is a separate, independently developed community.

Villas in Naseem and Rahat run three to five bedrooms, with built-up areas from roughly 3,716 to 5,760 square feet. Townhouses in Al Salam and Arabella range two to six bedrooms across roughly 1,669 to 3,068 square feet, and Mudon Views adds a smaller one- to three-bedroom apartment component, including duplex layouts, completed in 2020. Mudon Al Ranim's newer townhouse releases (phases one through seven) follow a similar three- to four-bedroom format on 60/40 and 70/30 payment plans, with several early releases already sold out as of this guide.
Mudon's shared amenities center on a central community park exceeding 300,000 square meters of green space, threaded with jogging and cycling tracks, six swimming pools, and tennis, basketball, and football facilities spread across the community's neighborhoods. The Al Salam Town Centre, a roughly 64,000-square-foot retail hub anchored by a supermarket, pharmacy, salons, and casual dining, opened in February 2016 and serves as the community's day-to-day retail core. Families have access to nearby schooling, including Lycée Français International Mudon and Fairgreen International School, alongside more than two dozen dedicated children's play areas across the community.
Mudon has no Metro station of its own; road access is the practical way in or out, running primarily via Al Qudra Road (D63) and Emirates Road (E611), which meet at the community's edge. Owners and guests without a car should budget for taxi or ride-hailing costs on every trip, the same practical constraint that applies to most low-density villa communities this far from central Dubai.
Mudon's villa and townhouse resale and rental market has matured since the original phases' 2014 to 2016 handovers, though publicly available pricing and yield figures for the community vary meaningfully by sub-community and by source, and are not restated here as single verified numbers. What is consistently reported across sources is that Mudon trades as a freehold family villa and townhouse community rather than a short-term-rental-dense tower cluster, so owners considering Airbnb here should expect a smaller, more localized comparable-listing pool than in apartment-heavy areas like Dubai Marina or Downtown Dubai.
