About Al Waha

Al Waha, Dubailand is a gated villa and townhouse community developed by Dubai Properties, sitting off Emirates Road in the wider Dubailand masterplan. It borders Arabian Ranches, Layan and The Sustainable City, and its Mediterranean-inspired villas, with their terracotta roofs and quiet, tree-lined streets, have made it a settled family community since the late 2000s. This is a distinct project from Al Waha Residences, the newer apartment and loft development currently being built at Expo City Dubai on the other side of the city, this guide covers the original Al Waha villa community in Dubailand.

Al Waha's roughly 260 homes are one to four-bedroom villas and townhouses, arranged across the community's low-rise, Mediterranean-style blocks. According to the project's original architect, DAR, the community was completed in December 2009, and its design leans into a relaxed, terracotta-roofed aesthetic with landscaped gardens throughout. Most homes come with their own outdoor space, and the overall feel is closer to a quiet suburban neighbourhood than a dense modern development.

Al Waha sits along Emirates Road (E611), giving reasonably direct access across Dubailand and toward Dubai Investments Park and Al Maktoum International Airport.
