Marriott Residences, Business Bay is a 17-storey residential tower in Business Bay, developed by MAG Group Holding through its subsidiary Fortune 5. The project is a branded-residences collaboration with Marriott Hotels, meaning Marriott licenses its name and service standards to the building rather than operating a hotel on site: there are no hotel guest rooms, only privately owned residential apartments finished and serviced to Marriott’s design and hospitality standards.
The tower occupies a plot originally earmarked for a different, since-cancelled project known as DEC Business Tower. Construction on the current Marriott-branded scheme began in December 2022, with a targeted handover of December 2024. Dubai Land Department transaction records from as recently as August 2026 show units changing hands as ready, completed freehold property, confirming the building is finished and occupied rather than still under construction.
The building comprises 17 residential storeys plus three basement parking levels. VX Architects served as architectural consultant, with Aroma International Building Contractors as main contractor. Recorded Dubai Land Department transactions show a mix of 1-bedroom apartments (roughly 762 to 874 square feet) and 2-bedroom apartments (around 1,152 square feet).
