About Marina Star
Marina Star is a 25-storey residential tower in Dubai Marina, in the Marsa Dubai sub-area, completed in 2023 after a genuinely unusual construction history. The project was originally launched in 2006 by Al Seef Investments LLC, but construction stalled once ground level was reached, a common fate for Dubai projects caught by the 2008-2009 financial crisis. Condor Group (through its Condor Real Estate Development subsidiary) later took over the stalled site and resumed construction in October 2021, completing the tower by late 2023.
The completed building holds 211 residential units across studios, one and two-bedroom apartments, larger duplex-style two-bedroom units, and a small number of five-bedroom penthouses, per Property Finder's own floor-plan data for the project (Propsearch's simpler summary describes the mix as studios, one-bedroom apartments and penthouses, a less detailed but not contradictory description of the same building). It sits on a standard freehold plot with no hotel brand or serviced-apartment component attached to the building itself, though independent booking-platform listings (covered in the STR section below) show at least one third-party operator already running short stays inside the tower under the "Condor Marina Star" name.
Location & Nearby Landmarks
Marina Star sits in the Marsa Dubai sub-area of Dubai Marina, per Dubai Land Department transaction records, on the inner, JLT-facing side of the community rather than the outer Marina Walk promenade. OpenStreetMap and Property Finder both place the tower at essentially the same coordinates (roughly 25.0685 N, 55.1315 E), among a dense cluster of mid-rise and high-rise Marina buildings. Royale Stays' Dubai Marina area guide covers how the wider community performs for short-term rentals.
The closest named neighbours by direct distance are Manchester Tower and Marina Park, both roughly 100-200 metres away and both already covered on royalestays.com: Manchester Tower and Marina Park. DEC Tower 1, also close by, rounds out the immediate cluster: DEC Tower 1.
Unit Types
Property Finder's own floor-plan data for Marina Star Residences lists studios of 490 to 509 square feet, one-bedroom apartments of 715 to 945 square feet, two-bedroom apartments of 1,111 to 1,740 square feet, larger two-bedroom duplex-style units of 2,463 to 2,863 square feet, and five-bedroom penthouses of roughly 6,755 to 6,780 square feet. Propsearch's own summary describes the mix more simply as studios, one-bedroom apartments and penthouses, a less granular but not contradictory description of the same building.
Amenities
Property Finder's listed amenities for the project include a shared swimming pool, a fitness centre, a children's play area, landscaped gardens, a community hall, CCTV security, a shared spa, a barbecue area, and on-site cafes and retail space. Two other entries on Property Finder's own amenities list for this project, a golf club and clubhouse, read as boilerplate from a generic amenities taxonomy rather than a real feature of a mid-rise Marina apartment tower, so they are not repeated here as confirmed.
Transportation & Access
Marina Star's Marsa Dubai location sits closer to the Marina's JLT-facing edge than to the Marina Walk promenade, putting DMCC Metro Station and Sheikh Zayed Road within easy reach. The wider Dubai Marina tram line and the Marina's waterfront walk are both a short drive away, and Dubai Marina Mall and the main Marina Walk promenade are reachable in a few minutes by car. Dubai International Airport (DXB) is roughly 30 minutes away, and Al Maktoum International Airport around 35 minutes.
Rental & Price Trends
Dubai Land Department transaction records (via Propsearch, published under the government's Open Data directive) show real recent sales at Marina Star: a 510 sq ft studio sold for AED 1.76 million (AED 3,450 per sq ft) on 17 July 2026, and a 1,180 sq ft two-bedroom apartment sold for AED 2.2 million (AED 1,860 per sq ft) on 20 July 2026. A separate 841 sq ft one-bedroom unit had a mortgage registered at AED 1.96 million (AED 2,330 per sq ft) on 27 July 2026. Fifty sale transactions are on file for this building through the same Open Data feed as of this brief.
Airbnb / Short-Term Rental Income Potential
Across Royale Stays' managed Dubai Marina apartments, the blended rate runs AED 921 a night at 88% occupancy. By unit type, a one-bedroom averages AED 600 a night for around AED 16,406 a month, a two-bedroom AED 755 a night for roughly AED 20,712 a month, and a three-bedroom AED 1,092 a night for around AED 29,625 a month. Marina Star's studio-to-two-bedroom-heavy unit mix sits toward the lower-to-middle end of that range, with its handful of five-bedroom penthouses able to reach well beyond the top end if let as a single large unit. No Marina Star-specific managed budget exists in Royale Stays' portfolio data as of this build, so these figures are Dubai Marina area-blended, not exclusive to this tower.
There is genuine third-party evidence of short-stay activity under this building's own name: search results surfaced listings on Booking.com, Agoda, MakeMyTrip and TripAdvisor all referencing "Condor Marina Star" (one Booking.com listing names the operator as "Simply Comfort Vacation Homes Rental", and the travel-site listings reference "Condor Marina Star by Casa Royale"), showing at least one third-party operator already running short-let units inside the tower. This is search-result-level evidence of listing titles rather than independently re-confirmed page content on every platform, but it is real, multi-platform confirmation that short stays already happen here.
Marina Star is a standard freehold residential building with no hotel or serviced-apartment brand attached to the tower itself, so an owner here follows the normal DTCM holiday home permit route. Royale Stays runs the full operation for owners here for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to see real numbers for their unit can submit their property for a free earnings estimate.
Income figures reflect Royale Stays' own managed Dubai Marina portfolio data, reviewed by Chris Veinbaums, DTCM-licensed operator, not a Marina Star-specific earnings claim.
