Majestic Tower, Business Bay

Al Tayer developed Majestic Tower in Business Bay, a block of 22 storeys whose homes range from one bedroom up to three. The district is a mixed-use stretch along the Dubai Water Canal, next door to Downtown Dubai. Most of what you do in a stay here happens either inside the tower or a short ride from it, and the sections below follow that order.

A weekend, a week, a month

A weekend is simple: you sleep and swim. A one-bedroom is enough for two adults, the pool sits inside the building, and nothing needs organising, which is why a weekend here asks for so little planning beyond the flight itself. The laundry service starts to matter once a trip passes four or five nights, because it saves you a wash day in your own flat.

A month changes what matters. The gym inside the building turns into a routine. The sauna and steam room close the working day, and the maintenance services mean a dripping tap in week three is somebody else's errand. That is the strongest case for choosing a tower with its own services over a bare apartment in a block with none.

Business Bay suits a trip built around work: canal-side towers, a Red Line station and Downtown close by, and an apartment with a kitchen in place of a hotel room. It is also a work-driven district that can feel transactional, so a long stay asks you to bring your own plans for the weekend.

Which size to book

The three sizes sort themselves by who is travelling, and the building adds a play area, a pool and a gym on top of whichever home you take. A one-bedroom fits a solo traveller or a couple. A two-bedroom suits two couples sharing the cost, or a family of four. The three-bedroom is the one for larger family groups or colleagues who want separate doors.

With children, the building matters more than the flat. It has a play area for children and a day-care or nursery space, so the afternoon routine does not depend on a taxi. Bay Avenue Park has a skate park and a graffiti-style design that older children like, for the days the play area gets boring.

The shared floors

The wellness side of the tower has four parts: a swimming pool and a gym, plus a sauna and a steam room. Together they cover a morning swim and a workout, then a slow end to the day, without leaving the building. In July or August, when the afternoon outside is too hot for a long walk, that matters more than the view.

A reception desk and security with CCTV cover handle the front of the building, while parking for residents and maintenance services handle the back. If you land late and arrive after dark, the reception desk is the first thing you reach.

Landing at DXB

Dubai International Airport (DXB) is 19.6 km from the tower, about 20 minutes by road without traffic. A taxi covers it in one leg. After a long flight, that is the easiest option.

The Red Line option

Rail is the other way in. The Red Line runs from Business Bay Metro Station to the airport terminals, and the station is 2.24 km from the tower, so the last stretch is a short taxi ride rather than a walk. Burj Khalifa / Dubai Mall is one stop on.

Three roads and the morning peak

Sheikh Zayed Road and Al Khail Road serve the district, with Ras Al Khor Road as a third way in. Traffic slows at the entry from Sheikh Zayed Road at peak hours, so allow a longer window for a morning meeting across town. Downtown is 11 minutes by car. Dubai Marina is about 20 minutes.

A bus stop at the corner and a boat on the canal

The Bay Square 2 bus stop is 0.09 km from the tower, and Business Bay 2 Bus Station is 0.56 km away. The canal has its own line: marine service DC2 stops at Marasi and Business Bay, among others, for a flat AED 2 per stop. The ferry stop at Al Wajeha Al Maeyah, 0.56 km from the tower, is the slower and quieter way across the district.

From the metro station by bus

Routes F14, F19A, F19B, F20, F41 and X22 all call at Business Bay Metro Station, among others. From that stop, buses run on to Al Quoz, Al Satwa, Al Ghubaiba, Oud Metha, Jebel Ali, Al Safa and Al Qusais. Buses cover what the Red Line skips.

The first evening shop

Q Mini Mart is 0.41 km from the tower, which makes it the stop for water and milk on the first evening. Life Pharmacy, 0.47 km away, covers the small things. Spinneys and Carrefour Market handle the weekly shop.

Medx and BIOS Clinic

Medx is the nearest clinic, 0.92 km from the tower, and BIOS Clinic sits 1.25 km out. Emirates Hospital Clinic is on Bay Avenue, with Aster Clinic and The Valens Clinic elsewhere in the district.

Coffee before the day starts

Tazzina and Filli are among the cafes listed in Business Bay, and so is Costa Coffee. Circle Cafe is listed for breakfast. A cafe on the way to the bus stop turns into a morning routine within a week.

Schools for a longer family stay

Hartland International School, 2.29 km from the tower, is the nearest named school. Jumeirah English Speaking School and GEMS Jumeirah Primary School are in nearby Al Safa, while Blossom Nursery and Learning Tree Nursery are the nurseries named for Business Bay, which gives a family a short list to start from. If you are bringing children for a term rather than a week, you can sort the school run before the flight.

Rainy afternoons and a cinema

KidZania is 1.22 km from the tower and Cinemacity is 1.16 km away, which gives you two indoor afternoons that do not involve the pool. Souk Al Bahar, 1.28 km away, suits a slower walk. Bay Avenue Mall is the district's own mall, and Bay Avenue has two levels of indoor and outdoor retail space.

Along the canal

The Dubai Water Canal promenade has walking paths and cycling tracks, with waterside dining along it. Business Bay Canal Lawn and WaterPlace Park are the named green spaces closest to the water.

Dinner and a late table

The Blacksmith Bar and Eatery and MAMA'Esh are sit-down options, and Kitchen6 at JW Marriott Marquis is the buffet. Zaatar w Zeit is Lebanese and stays open 24 hours. That helps after a late flight into DXB.

How the district was drawn

Business Bay has been under development since 2005, designed to echo business centres such as Manhattan and Ginza in Tokyo. The plan covers 4.36 square kilometres and envisages more than 230 towers, which is why so many buildings here share a similar height.

If it is not the right tower

Majestic Tower has 22 storeys, and Business Bay is full of buildings of similar size. If the dates do not work, Safeer Tower 1 and Zada Tower are two other buildings in the district with their own guides, and Downtown Dubai is a single Red Line stop away.

If you own here

Hosting guests in a Dubai apartment needs a holiday home permit from the Department of Economy and Tourism, and owners register on the Holiday Homes System first. Royale Stays manages homes for owners at a management fee from 15%. The service covers furnishing and photography. It also covers pricing and check-in, plus guest communications and maintenance coordination. Our Royale Stays' Airbnb management services sets the district out from the ownership side. Royale Stays' guide to choosing an Airbnb manager in Dubai, ROI calculator, Falcon Tower, Ontario Tower, submit their property and Ubora Towers have their own guides. Our guide to Business Bay for owners covers the district side.
