About Luce
Luce is a residential development on the East Crescent of Palm Jumeirah, developed by Taraf, the real estate division of the UAE investment group Yas Holding. The name comes from the Italian word for "light," and the development is marketed around that theme, with a glass-forward facade designed to maximise sea views and natural light. Luce is a boutique, low-rise beachfront building, not a high-rise tower, comprising 38 residences in total. It was designed by MZ Architects, with main construction works carried out by Al Ashram Contracting following a groundbreaking in September 2023.
Luce joins Royale Stays' wider Palm Jumeirah coverage alongside Six Senses Residences, Armani Beach Residences and Orla, other boutique beachfront buildings Royale Stays covers on the Palm.
Location & Nearby Landmarks
Luce sits on the East Crescent of Palm Jumeirah, directly on the beach. From here it is a short drive to Atlantis The Palm and Nakheel Mall at the trunk of the Palm, and roughly 20 to 30 minutes by car to Dubai Marina or Downtown Dubai depending on traffic.
Luce is covered as part of Royale Stays' wider Palm Jumeirah area guide, Airbnb Management in Palm Jumeirah, alongside the site's other Palm Jumeirah building guides.
Unit Types
Luce's 38 residences are split between 36 standard two-, three- and four-bedroom apartments and two signature units: a four-bedroom penthouse and a four-bedroom duplex. Saleable areas range from about 1,825 sq ft up to roughly 9,436 sq ft at the top end. Apartment prices start from around AED 7 million (about USD 1.9 million), with the penthouse starting from around AED 14 million.
Amenities
Luce offers direct private beach access alongside an adults' infinity pool, a separate kids' pool, a plunge pool and jacuzzi, and a landscaped garden. Other amenities include a gymnasium, a spa, and a kids' playroom, with retail and dining options nearby.
Transportation & Access
Luce connects to Palm Jumeirah's internal road network via the East Crescent, with onward access to Al Sufouh Road and Sheikh Zayed Road. Dubai Marina and JBR are roughly 15 to 20 minutes away by car, with Downtown Dubai and Dubai International Airport around 30 to 35 minutes away under normal traffic.
Rental & Price Trends
Luce is a recent off-plan development. The developer's publicly reported completion targets have clustered around Q4 2025 into January 2026, though independent confirmation that handover has actually completed could not be found at the time of writing, so no specific delivery date or active-listing claim is made here. As an off-plan project sold from around AED 7 million for apartments, Luce does not yet have an independent delivered-building resale or rental performance history the way an established Palm Jumeirah building would, so no specific current rental or resale price is quoted here.
Airbnb / Short-Term Rental Income Potential
Luce's apartments, penthouse and duplex are all apartment-type units, and Palm Jumeirah apartments are a current, active part of Royale Stays' management service. Taraf is not a hotel brand and has no confirmed short-term-letting prohibition, so the standard DTCM holiday-home permit process applies once units are individually owned and, in this case, once the building itself is confirmed handed over.
Because Luce's own handover status could not be independently confirmed at the time of writing, no specific listing, occupancy or earnings figure is quoted for this building itself. Once delivered, Luce would sit within Royale Stays' existing, active Palm Jumeirah apartment management service, which includes furnishing, photography, pricing, check-in, guest communications and maintenance, for a fee starting from 15%. Owners can submit a property for a free earnings estimate.
Luce's exact handover status could not be independently confirmed as of publication; figures and fee terms above describe Royale Stays' standard, currently active Palm Jumeirah apartment management offering.
