About La Riviera Tower

La Riviera Tower is a 37-storey residential building set directly on the canal bank in the center of Dubai Marina, developed by Riviera Group and completed in December 2006 after construction began in April 2004. The tower holds 182 residential units across two and three-bedroom apartments and four-bedroom duplexes, with some sources also noting five-bedroom penthouses and a small amount of ground-floor commercial space. Every apartment is positioned on a corner of the building, which gives most units panoramic views across two sides rather than a single fixed outlook.

The building sits at 82 Al Marsa Street, close enough to Dubai Marina Mall to reach on foot and within walking distance of DMCC Metro Station on the Red Line. For residents and guests who want beach time, JBR Beach is roughly a 12-minute walk away, and the promenade in between is lined with cafes, restaurants and the XLine Dubai Marina zipline station. La Riviera Tower is not related to Azizi Riviera, a separate multi-building Azizi Developments project in Meydan, a different developer, area and building type entirely, the shared word 'Riviera' is coincidental branding only.

Location & Nearby Landmarks

La Riviera Tower's canal-bank position puts it right in the working heart of Dubai Marina, a short walk from Dubai Marina Mall's shops, cinema and supermarkets. DMCC Metro Station on the Red Line is within walking distance, and the Dubai Tram runs nearby with stops at both Jumeirah Beach Residence and Dubai Marina Mall a few minutes' drive away, giving residents a straightforward, car-free route into JLT, Media City and Downtown Dubai.

For anyone who wants the beach rather than the marina, JBR Beach is around a 12-minute walk along the promenade, past a long stretch of restaurants, cafes and waterfront bars. Sheikh Zayed Road is also close by for anyone driving further afield, making La Riviera Tower a genuinely central address within one of Dubai's busiest short-term rental markets. La Riviera Tower joins Royale Stays' wider Dubai Marina Building Guide cluster, alongside Marina Diamond 2 and JAM Marina Residence, other Dubai Marina towers Royale Stays covers.

Unit Types

La Riviera Tower's 182 units are built around two and three-bedroom apartments and four-bedroom duplexes, with two-bedroom units ranging from roughly 980 to 1,153 square feet. Some listings also reference five-bedroom penthouses and a handful of ground-floor commercial units within the same building. Because every apartment sits on a corner of the tower, most units get natural light and views from two directions rather than one, a detail that comes up often in resident and guest reviews of the building.

Amenities

Residents have access to a gym, a rooftop or eternity-style swimming pool, a spa, a squash court and a dedicated play area for children, all supported by 24-hour concierge service. The lobby itself is a notable feature, with a ceiling around 40 feet high that gives the entrance a genuinely grand feel for a residential building. Three basement levels handle parking, and the building is pet-friendly, which matters to longer-staying guests as much as owners.

Transportation & Access

Getting around from La Riviera Tower rarely requires a car. DMCC Metro Station on the Red Line is within walking distance, tram stops serving both JBR and Dubai Marina Mall sit a few minutes away, and the building's own address on Al Marsa Street keeps it close to the Marina's main pedestrian spine. For guests who do want to explore further, Sheikh Zayed Road access is quick, putting Downtown Dubai, DIFC and Dubai International Airport within an easy drive, while Dubai Marina Mall and JBR Beach both remain comfortably walkable for day-to-day life.

Two-bedroom apartments in La Riviera Tower currently start from around AED 1.5 million to buy, with sizes running roughly 980 to 1,153 square feet. On the rental side, two-bedroom units average close to AED 116,000 a year, or around AED 9,700 a month, based on current portal listing data. These are general market figures, not Royale Stays earnings data.

Airbnb / Short-Term Rental Income Potential

Dubai Marina remains one of the most consistently in-demand short-term rental markets in the city, and La Riviera Tower already has genuine STR activity to point to: Frank Porter, a well-known Dubai holiday-home operator, runs a two-bedroom apartment directly inside the building, listed across Booking.com, Agoda and Expedia, and Deluxe Holiday Homes separately operates a different unit in the same tower. That is real, verifiable third-party demand for this specific address, not a general area-level assumption.

Across Dubai Marina as a whole, two-bedroom apartments average around AED 755 a night at roughly 88 percent occupancy, translating to close to AED 20,712 a month, while three-bedroom units average around AED 1,092 a night at the same occupancy level, or close to AED 29,625 a month. Given La Riviera Tower's unit mix leans toward two and three-bedroom apartments and four-bedroom duplexes, these area-level figures are a reasonable starting reference point for what a well-run unit in the building could target, though the building's own corner-apartment layout and central canal-bank position may support performance at the stronger end of that range.

Figures are Dubai Marina area averages from Royale Stays' own portfolio data, not a building-specific earnings claim for La Riviera Tower.
