About Jebel Ali Village
Jebel Ali Village is a newly redeveloped residential community by Nakheel, a member of Dubai Holding Real Estate, located near Ibn Battuta Mall in the Jebel Ali First area of southwest Dubai. The community takes its name from an original Jebel Ali Village that stood on the same site for more than four decades, built to house British and Dutch staff working at the nearby Jebel Ali Port. Those original 290 homes were demolished in 2022, after residents were given twelve months' notice to vacate, to make way for a full redevelopment. Nakheel began handing the new homes over to owners on 17 August 2026, and handover is ongoing at the time of writing. The redeveloped community spans 80 hectares and is expected to house around 5,500 residents across 892 new villas and townhouses once fully occupied.
It is worth noting clearly: "Jebel Ali Village" is also used more loosely as a district name for the wider area, which is separately home to Al Muntazah Complex, an older, established, non-freehold villa community with its own long history. Al Muntazah Complex is not part of this Nakheel redevelopment; the two are distinct communities that happen to share a broad area name.

The development offers two home types. Townhouses range from 268 to 315 square metres and come with a terrace, en-suite bathrooms, built-in wardrobes, a maid's room, a laundry room and a garage for two cars. Villas come in four-bedroom (average plot 641 sq m) and five-bedroom (average plot 706 sq m) configurations.
Shared amenities across the community include landscaped parks and open green spaces, dedicated cycling and jogging routes, multi-purpose sports courts for football, padel, tennis and basketball, children's play areas, a community pond, and swimming pools within each residential cluster. A community farm and electric vehicle charging points are also part of the masterplan, alongside drivers' rooms built into the larger homes. Nakheel has said further amenities, including a community centre with retail, a clubhouse, gym, padel courts and event lawns, are planned to open as the community matures.

Handover at Jebel Ali Village only began in August 2026, so there is no established short-term rental track record here yet, and no Airbnb-specific search demand showed up in this community's search results at the time of writing. That is normal for any freehold community this early into handover: owners are still taking possession, furnishing, and deciding how to use their properties.
Because Jebel Ali Village is a standard Nakheel freehold community rather than a hotel-branded or Vida-operated building, there is no confirmed restriction on short-term letting once an owner is ready to explore it. A freehold owner here follows the same DTCM holiday-home permit process as any other individually owned Dubai property, with no additional routing through a building management company required, unlike hotel-branded or serviced-apartment towers.
