Al Muntazah Complex is an established, low-rise gated villa community in the Jebel Ali Village district of southwest Dubai, made up of approximately 200 spacious four-bedroom-plus villas. It is a non-freehold community: some villas are government-leasehold rental units let directly by wasl, Dubai's government real-estate operator, alongside a visible secondary market of privately owned villas for rent and resale.

Al Muntazah Complex is an established, low-rise gated villa community in the Jebel Ali Village district of southwest Dubai, made up of approximately 200 spacious four-bedroom-plus villas arranged around landscaped shared green spaces. It is one of the older, more settled residential communities in the area, with a quiet, family-oriented character that stands apart from the industrial and free-zone activity nearby. No developer has been publicly confirmed for the original construction of the complex.
It is worth noting that "Jebel Ali Village" is also the name of a separate, much newer Nakheel development nearby, where 892 new villas and townhouses have recently begun handing over on the site of the original 1970s workers' housing that was demolished in 2022. Al Muntazah Complex is a distinct, long-established community within the broader Jebel Ali Village district, not part of that new Nakheel project.
Villas in Al Muntazah Complex typically have a minimum of four bedrooms, with four to six bathrooms, closed-plan kitchens, staff accommodation, central heating and private balconies or gardens. Shared amenities across the community include a clubhouse and fitness facilities, a swimming pool, a children's playground, an on-site elementary school and a medical centre, supported by maintenance services and around-the-clock security.
The complex sits close to Ibn Battuta Mall to the north and the Churches Complex immediately to the south, which includes St Francis of Assisi Catholic Church and Christ Church Jebel Ali Anglican Church. It is well connected via Sheikh Zayed Road's Interchange 6, with Jebel Ali Metro station also within reach.
Jebel Ali Village does not yet have a dedicated Royale Stays area guide. For the wider Dubai-wide picture, see Royale Stays' Airbnb property management across Dubai.
Al Muntazah Complex is classified as a non-freehold Dubai community. Some of the complex's villas are government-leasehold rental units managed directly by wasl, Dubai's government real-estate operator, let on standard unfurnished, Ejari-registered annual tenancy contracts. Alongside this, a secondary market of individually owned villas is also visible on Dubai's main property portals, with listings for both long-term rent and resale.
Portal-advertised annual rents for four-bedroom villas in the community are typically quoted in the region of AED 220,000 to AED 260,000, though prospective owners or tenants should confirm current figures directly, as this is portal-advertised context rather than a Royale Stays-verified figure. Owners weighing a specific unit's value can run their own numbers through Royale Stays' ROI calculator.
Because a meaningful share of Al Muntazah Complex's villa stock is government-leasehold rental housing rather than individually owned freehold property, the pool of owners realistically able to consider short-term letting here is smaller than in a typical freehold investment community. Long-term Ejari tenants under a wasl lease are not eligible to sublet, so any DTCM holiday-home permit application here applies only to a privately owned villa, not a leased unit.
For privately owned villas in the complex, Royale Stays' Dubai villa-management experience, including work in communities such as DAMAC Hills, DAMAC Hills 2 and Mag City, covers furnishing, photography, pricing, check-in and guest communications and maintenance coordination for a fee from 15 percent. Owners considering short-term letting of a privately held villa in Al Muntazah Complex should confirm their own ownership and tenancy status before proceeding.
Royale Stays does not currently manage a property in Al Muntazah Complex, so there is no building-specific occupancy or nightly-rate data to share here. Owners ready to move forward can submit a property for review.
