About Indigo Ville 2

Indigo Ville 2 is a freehold townhouse community in JVC District 13, part of Jumeirah Village Circle, developed by Indigo Group through its subsidiary Venus Properties Investment Ltd. Rather than a single tower, the cluster comprises a row of individual townhouses, each rising three storeys.

Construction began in December 2012 and the cluster was completed in June 2014. The townhouses follow a Mediterranean architectural style and are predominantly 3 to 4 bedrooms; one property portal's own floor-plan sheets for the cluster's unit types all list 4 bedrooms, while another portal states three or four bedrooms, so the range is noted here rather than asserted as a single fixed number.

Indigo Ville 2 is one of eight numbered Indigo Ville developments Indigo Group has built throughout JVC (Indigo Ville 1 through 8), each a separate, distinctly tracked cluster. This guide covers Indigo Ville 2 specifically, not the series generally. Indigo Ville 2 shares both its JVC sub-district, District 13, and its developer subsidiary, Venus Properties Investment Ltd, with the already-live Indigo Ville 3, the closest collision in the series: the two are confirmed as separate Dubai Land Department projects (Indigo Ville 2 is DLD Project Number 694 on a 2,593 square metre plot; Indigo Ville 3 is DLD Project Number 695 on a 3,215 square metre plot), completed on different timelines. Property portals also disagree on the total unit count for Indigo Ville 2 itself: one states 12 townhouses, another states 14, and no third source resolves the difference, so both figures are disclosed here rather than one being asserted as fact. Dubai Land Department registers this development's transactions under the area name "Al Barsha South Fourth," even though every property portal markets it as "JVC District 13," the same physical location under two different area labels.

Location & Nearby Landmarks

Indigo Ville 2 sits in Jumeirah Village Circle, District 13, close to Qesad Park, Dhafar Park and Yas Park, with The Els Golf Club roughly 1.5 km away and Jumeirah Golf Estates Golf Course roughly 3.3 km away. Three other Indigo Group townhouse clusters sit nearby within the same master community: Indigo Ville 3, which shares the same District 13 location and developer subsidiary, and Indigo Ville 6 and Indigo Ville 8, a short distance away in JVC District 14 and District 15 respectively.

By car, Indigo Ville 2 is roughly 22 minutes from Dubai Mall, 17 minutes from Palm Jumeirah, 19 minutes from Burj Al Arab and 21 minutes from The Walk, JBR. Dubai International Airport (DXB) is roughly 27 minutes away and Al Maktoum International Airport roughly 36 minutes away.

Drive times are approximate, based on typical traffic conditions, and will vary by time of day.

Unit Types

Property portals disagree on Indigo Ville 2's total unit count: one states 12 three-storey townhouses, another states 14, so this guide discloses both figures rather than asserting one as confirmed. Units are predominantly 3 to 4-bedroom layouts. Recent Dubai Land Department sale transactions show built-up areas most commonly around 1,735 square feet, with at least one larger unit recorded at 3,396 square feet. A private garden and dedicated parking per unit are cited across both property portals for the cluster.

Amenities

Indigo Ville 2 is built around shared community amenities, with a swimming pool, a fully equipped gym and health club, and jogging trails available to residents, alongside country clubs and community centres in the wider cluster. Nearby schools rated "Outstanding" by government inspection include Nord Anglia International School Dubai and Dubai British School Emirates Hills, both in the wider vicinity rather than on-site; Sunmarke School and Queen Elizabeth's School, Dubai Sports City sit roughly 1.5 km away.

Transportation & Access

JVC has no Metro station of its own. The nearest operating stations sit on the Red Line toward Mall of the Emirates and Dubai Internet City, several kilometres away by road, with RTA bus routes connecting JVC to nearby stations. Most residents rely on a car or taxi for day-to-day travel, consistent with JVC's wider central, road-dependent location.

Dubai Land Department transaction records show recent 4-bed villa sales at Indigo Ville 2 including AED 2,500,000 for a 1,735 sq ft unit (May 2025), AED 2,650,000 for a 1,735 sq ft unit (April 2025), AED 3,380,000 for a larger 3,396 sq ft unit (October 2024) and AED 2,400,000 for a 1,735 sq ft unit (May 2024). Property portals put asking rents for 4-bedroom townhouses in the cluster at roughly AED 130,000 to 200,000 a year, with 3-bedroom units renting from around AED 120,000 a year.

Sale figures are individual Dubai Land Department transaction records reproduced by propsearch.ae, filtered to genuine Sale-type records only (Mortgage Registration and Lease Finance Registration records excluded), not a formal average or index. Rental figures are a live portal-listing snapshot, not a formal average. Dubai Land Department registers these transactions under the area name "Al Barsha South Fourth," the same location marketed as "JVC District 13."

Airbnb / Short-Term Rental Income Potential

No building-specific prohibition on short-term letting was found for Indigo Ville 2. Indigo Group is not a Vida-branded or hotel-operated developer, so the confirmed hotel-brand STR restriction that applies elsewhere in Dubai does not apply here. A DTCM holiday-home permit from the Department of Economy and Tourism is the standard route for any Dubai freehold villa or townhouse.

Royale Stays' confirmed villa-management markets are Mag City, MBR City and DAMAC Hills/DAMAC Hills 2, and JVC townhouses like Indigo Ville 2 sit outside those confirmed markets today, so no building-specific earnings figure is quoted here. Royale Stays does actively manage JVC short-term rentals on the apartment side of the community; the wider JVC Airbnb management guide covers that in more depth. Royale Stays manages Dubai holiday homes from a fee starting from 15%, and permit applications through the Dubai holiday home permit process follow the same DTCM route regardless of property type.

Royale Stays has not independently confirmed a live Airbnb listing at Indigo Ville 2 at the time of writing; figures above describe the company's real Mag City/MBR City/DAMAC Hills villa-management track record for context, not an Indigo Ville 2-specific guarantee.

No, though they are the closest match in the series: both sit in JVC District 13 and share the same developer subsidiary, Venus Properties Investment Ltd. Structurally, yes. No building-specific prohibition on short-term letting was found, and Indigo Group is not a hotel-branded developer with the kind of restriction that applies to buildings like Vida. Any owner would still need a DTCM holiday-home permit from the Department of Economy and Tourism before listing, the same standard requirement across Dubai.
