About Hub Canal I

Hub Canal I is a residential building in Sports City, DubaiLand, Dubai, developed by Falak Properties. It stands 15 storeys and is one of seven sports-themed residential towers making up the Falak Towers complex, also marketed as Westgate Apartments: Hub Canal Tower 1 (this building), Hub Canal Tower 2, Golf Tower, Cricket Tower, Tennis Tower, Ice Hockey Tower and Baseball Tower. Hub Canal I and its sibling Hub Canal 2 sit closest to the canal and the district’s sports stadia, while the other five towers overlook the golf course near the intersection of Sheikh Mohammed Bin Zayed Road and Al Khail Road.

The building holds 210 units in total, and every unit is a one-bedroom apartment, a single, consistent unit type across the whole tower. Construction began in 2007, and the building was completed and handed over in the years following.

Developer (Falak Properties), storey count (15) and unit mix (one-bedroom apartments only) are confirmed by Propsearch.ae, Bayut.com and Dubricks.com, all independently agreeing. Unit count (210) is confirmed by Propsearch.ae and Bayut.com's own building infobox, though Bayut's separate prose description elsewhere on the same page states 200 flats, an internal inconsistency on Bayut's part; this page uses 210, the figure both sources' structured data agree on. Completion timing is a genuine cross-source conflict: Propsearch's own Dubai Land Department-sourced milestones show construction starting June 2007 and finishing September 2011, while Bayut states the building was launched in 2007 and completed in 2009. Both figures are given.

Location & Nearby Landmarks

Hub Canal I sits in Sports City, DubaiLand, close to Dubai’s sports stadia along the community’s central canal. For a wider view of how Airbnb management works across Dubai’s different neighbourhoods, see Royale Stays’ full guide to Airbnb property management in Dubai, or its dedicated Airbnb management in Dubai Sports City page.

The tower is a short distance from Dubai International Stadium and the ICC Academy, with First Avenue Mall and the Els Club golf course also within reach. Dubai Miracle Garden and Jumeirah Golf Estates are both a short drive away.

Hub Canal I’s most direct sibling in the same development is Hub Canal 2, part of the same Falak Towers complex and standing right beside it on the canal promenade. Royale Stays has also covered the complex’s Golf Tower, one of the five sister towers overlooking the golf course, and nearby Elite Sports Residence 5.

Unit Types at Hub Canal I

Hub Canal I offers a single unit type across the whole building: one-bedroom apartments. Dubai Land Department transaction records show typical unit sizes running from roughly 836 to 944 sq ft, depending on floor plan and exact layout.

Unit mix and sizes are drawn from Propsearch.ae's Dubai Land Department-derived transaction data, confirmed by Bayut.com and Dubricks.com, which both also describe the building as offering one-bedroom apartments exclusively (Dubricks notes 2-bedroom units exist mainly in the sibling Hub Canal 2, not this tower).

Amenities at Hub Canal I

Hub Canal I’s amenities include a rooftop swimming pool and deck, a fully equipped gym, sauna and spa facilities, a children’s play area, covered parking and 24/7 security and maintenance.

This amenity list combines Propsearch.ae (spa, gym, rooftop pool), Bayut.com (gym, spa, swimming pool, kids' play area) and Dubricks.com (rooftop pool, gym, sauna and spa, children's play area, covered parking, 24/7 security), all three broadly agreeing.

Transportation & Access

From Hub Canal I it takes roughly 21 minutes to drive to Dubai Mall, 15 minutes to Palm Jumeirah, 19 minutes to Burj Al Arab and 19 minutes to The Walk at JBR. Dubai International Airport (DXB) is roughly 26 minutes away by road, and Al Maktoum International Airport (DWC) is roughly 31 minutes away.

Drive times are sourced from Propsearch.ae, calculated via Google Maps under typical traffic conditions; actual times will vary.

Dubai Land Department sale transactions recorded at Hub Canal I include a one-bedroom unit of 884 sq ft selling for AED 615,000, and a 919 sq ft one-bedroom unit selling for AED 815,000. Separately, PropertyFinder’s own market data puts the average sale price at the building around AED 707,000, with a typical asking range of roughly AED 700,000 to AED 1.1 million.

Sale figures are drawn from two independent sources: Propsearch.ae's own aggregated Dubai Land Department transaction records (genuine Sale-type transactions only) and PropertyFinder.ae's own market data for the building, which broadly agree. A separate DLD record showing AED 487,723 for an 836 sq ft unit is excluded here: it is recorded as a Lease Finance Registration (a mortgage-related filing), not a genuine sale, so it is not comparable to the sale prices above. Owners weighing a purchase here can model likely returns with Royale Stays' Dubai property ROI calculator.

Airbnb & Short-Term Rental Income Potential

Hub Canal I is a completed, standard freehold residential building, not a hotel-branded or serviced-apartment property, so the usual owner-direct DTCM holiday home permit route applies to any unit here. Falak Properties is not a restricted hotel brand, so Royale Stays has no confirmed prohibition or restriction on short-term letting at this building.

Hub Canal I sits outside Royale Stays’ current core management areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay, so no property-specific earnings figure is quoted here. The building’s rooftop pool, gym and canal-side setting are the kind of practical, value-oriented amenities that can appeal to short-stay guests visiting Sports City for cricket, football or golf fixtures at the nearby stadia. Royale Stays’ Airbnb management services, furnishing, photography, dynamic pricing, guest communications, check-in and maintenance coordination, are available from a management fee starting at 15%. Owners can submit their property for a free assessment.

Royale Stays has no current partnership, affiliation, or commercial relationship with Falak Properties. This page is an independent building guide for owners and investors researching the project.
