Hub Canal 2 is a 15-storey residential tower in Dubai Sports City, developed by Falak Properties. The building holds 180 apartments across a mix of one and two-bedroom layouts, with one-bedroom units running roughly 900 to 1,050 sq ft and two-bedroom units roughly 1,191 to 1,250 sq ft. Construction began in 2007, with the tower completed in 2017. Ownership is freehold.
Hub Canal 2 is one of two towers named after the Hub Canal waterway it sits beside, the other being Hub Canal 1 (also called Hub Canal Tower 1). Together with five other sports-themed towers, Golf Tower, Cricket Tower, Tennis Tower, Ice Hockey Tower and Baseball Tower, the two Hub Canal towers form a seven-building complex developed by Falak Properties and known as Falak Towers, also marketed as Westgate Apartments. If you are researching the neighbouring tower specifically, note that Hub Canal 1 and Hub Canal 2 are separate buildings with separate unit registries, not two phases of a single building.
Hub Canal 2 sits in Dubai Sports City, close to the Hub Canal waterway and within a short drive of the community's sports venues, including the Dubai International Cricket Stadium. Dubai Miracle Garden is about a 10-minute drive away. Nearby buildings include Spirit Tower, Red Residence and Royal Residence, each a 4 to 6-minute drive. Two other Royale Stays Building Guides cover Dubai Sports City: Elite Sports Residence 5 and Canal Residence West Arabian, both separate buildings elsewhere in the community, unrelated to the Falak Towers complex Hub Canal 2 belongs to.
Hub Canal 2 offers one and two-bedroom apartments only, no studios and no larger configurations. One-bedroom units come with en-suite bathrooms, powder rooms, fitted cupboards and a balcony; two-bedroom units add a second bathroom and a walk-in closet off the master bedroom.
Residents have access to a gymnasium and a temperature-controlled swimming pool, with spa and sauna facilities also available on site. The building offers 24-hour CCTV and security, district cooling via Emicool, high-speed elevators and round-the-clock concierge service.
The nearest bus stations are within a 3-minute walk. Metro access is more limited from this part of Dubai Sports City: the closest stations, Al Furjan and Discovery Gardens, are roughly a 15-minute drive away, so most residents rely on a car.
Dubai Land Department transaction records show two-bedroom units at Hub Canal 2 selling in a range of roughly AED 570,000 to AED 1,084,639 across late 2025 and 2026, working out to roughly AED 485 to AED 924 per square foot. This is sale-price context, not a rental figure. Royale Stays does not currently manage a property in Dubai Sports City, so no area-specific occupancy or nightly rate figure is claimed here on the company's behalf. Use the ROI calculator for a personalised nightly-rate and occupancy estimate.
Short-term letting anywhere in Dubai, including at Hub Canal 2, needs a valid DTCM holiday-home permit before taking bookings, alongside professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays, and owners-association coordination. Falak Properties is not a hotel-branded operator with a confirmed short-term-letting prohibition, so Hub Canal 2 apartments are a normal, viable target for holiday-home management.
Royale Stays runs the full operation for owners here for a fee starting from 15%, including permit submission for overseas owners, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.
