About Hamilton House

Hamilton House is a seven-storey residential building in JVC District 14, Jumeirah Village Circle, Dubai. Property research source propsearch.ae, which also publishes the building's own Dubai Land Department (DLD) transaction history, names the developer as Ellington Properties Development. Bayut's own building guide independently confirms the same developer under the shorter public-facing name Ellington Properties, along with a matching total of 101 units, giving two independent sources agreeing on the building's core identity.

Construction began in December 2022, according to propsearch.ae, with an estimated handover of January 2025. The building was completed by February 2025, roughly on schedule. Propsearch.ae records the architectural consultant as Federal Engineering Consultants and the main contractor as The Gate Construction, both single-sourced credits not independently confirmed by a second source. According to the Land Department, the project was valued at AED 52,340,000 at the time of registration, an estimate submitted by the developer prior to construction and possibly different from the final cost.

Bayut's own guide describes the building's unit mix as studio, one- and two-bedroom apartments with an expected 2024 completion date, content that reads as an older, off-plan-era page not refreshed after actual handover. Propsearch.ae's page, last updated 13 May 2026, confirms the building is complete and its own DLD transaction table records genuine studio and one-bedroom sale transactions at sizes matching Bayut's stated ranges, so the two sources are consistent once the completion-date discrepancy is read as Bayut simply being unrevised rather than a factual conflict.

Propsearch.ae's own DLD transaction records list this building under Master Project "Jumeirah Village Circle" but Area "Al Barsha South Fourth," a known Dubai Land Department administrative-area labelling quirk for parcels at the JVC/Al Barsha South boundary, not a sign of a different location.

Unit Types at Hamilton House

Hamilton House comprises a mix of studio, one- and two-bedroom apartments across 101 total units. Bayut's building guide gives typical covered areas: studio apartments range from about 388 to 420 sq ft with a bathroom, kitchen, laundry and balcony; one-bedroom apartments range from about 778 to 800 sq ft with two bathrooms, a living/dining area, laundry and balcony; and two-bedroom apartments cover around 1,300 sq ft with three or four bathrooms, a maid's room, living/dining area, laundry and balcony. Dubai Land Department transaction records reviewed for this building are consistent with the smaller end of these ranges: genuine sale records exist for a 389 sq ft studio and 780-790 sq ft one-bedroom units, and no two-bedroom sale record was visible in the transaction snapshot reviewed.

Hamilton House's amenities include a swimming pool with a baja shelf, a shaded children's pool, an outdoor shower, cabanas and social activity areas, alongside a fitness centre, a yoga studio, barbecue facilities, outdoor children's play areas, bicycle storage, changing rooms and electric vehicle charging stations. Price Guide: Buying at Hamilton House

Dubai Land Department records show three genuine Sale-type transactions among the 10 most recent records visible for Hamilton House: a 389 sq ft studio sold for AED 825,000 (around AED 2,121 per sq ft) on 31 March 2026, a 790 sq ft one-bedroom unit sold for AED 1,200,000 (around AED 1,519 per sq ft) on 11 August 2026, and a 780 sq ft one-bedroom unit sold for AED 1,350,000 (around AED 1,731 per sq ft) on 4 December 2025. Propsearch.ae states there are 50 sale transaction records in total for the building; no two-bedroom sale record was visible in the 10-record snapshot reviewed for this guide.

Two other records in the same snapshot are labelled Sale but carry implausibly low prices (AED 65,308 for a 789 sq ft one-bedroom unit and AED 30,970 for a 781 sq ft one-bedroom unit, both well under AED 100 per sq ft), most likely non-arm's-length transfers rather than genuine market sales, and are excluded from this price guide. Separate Mortgage Registration records and a single Grant (gift-type) record for other units at the building are different transaction types entirely and are also excluded, as is one Sale record for a commercial show-room unit, which is not a residential apartment.

Pricing figures above are sourced from Dubai Land Department transaction records; they are a general guide, not a live quote.

Airbnb & Short-Term Rental Income Potential

Every residential-unit Dubai Land Department transaction record reviewed for Hamilton House classifies its units under the standard residential "Flat" sub-type, not a hotel-apartment classification, so the building follows the usual freehold-apartment route for a Dubai holiday-home permit rather than needing to go through a building management company. See Royale Stays' Dubai holiday home permit guide for how a DTCM permit application generally works for a freehold owner in this position, covering eligibility, required documents and the general approval process. Ellington Properties Development is wholly unrelated to Vida Hotels and Resorts, the only developer confirmed to prohibit short-term letting outright, so no building-specific STR prohibition applies here.

JVC is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no active-management history or earnings figures are implied for this specific building. Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays' core managed areas can enquire about the company's standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance.
