About Hameni Tower
Hameni Tower is a 33-storey residential tower in JVC District 15, Jumeirah Village Circle, Dubai. Property research source propsearch.ae, which also publishes the building's own Dubai Land Department (DLD) transaction history, names the developer as Zaya Living Real Estate Development. Bayut's own building guide independently confirms the same tower under its market name, Zaya Hameni, and the developer's own website, zayaliving.com, lists HAMENI among its own project portfolio, styled "wellness-focused, urban sanctuary," confirming the developer's identity from a first-party source.
Construction began in August 2014 and the building was completed by April 2020, according to propsearch.ae. The originally estimated handover of December 2017 was not met, a multi-year delay against the original estimate. Propsearch.ae records the architectural consultant as P&T Architects & Engineers Ltd, a single-sourced credit not independently confirmed by a second source. According to the Land Department, the project was valued at AED 348,000,000 at the time of registration, an estimate submitted by the developer prior to construction and possibly different from the final cost.
Propsearch.ae states the tower has 33 storeys; Bayut's own Zaya Hameni guide instead describes a 31-floor building. Both sources agree on every other structural detail, including the unit mix, area and developer, so the difference most likely reflects a different ground, podium or mechanical-level counting convention rather than a different building. This guide uses propsearch.ae's 33-storey figure as its primary reference.

Price Guide: Buying at Hameni Tower
Dubai Land Department records show a 2,536 sq ft three-bedroom unit at Hameni Tower sold for AED 3,000,000 on 12 August 2026, around AED 1,183 per sq ft, the one clearly genuine market-rate sale record visible in the transaction data. Propsearch.ae states there are 50 sale transaction records in total for the building. Most of the other recent records shown are labelled Sale but carry implausibly low prices, roughly AED 5,000 to AED 54,000 for one-bedroom units of 926 to 958 sq ft, well below any plausible market value; these are treated as data anomalies, most likely non-arm's-length transfers, rather than blended into a pricing range. A separate Mortgage Registration record for the same unit type is a different transaction type entirely and is excluded from this price guide.
Pricing figures above are sourced from Dubai Land Department transaction records; they are a general guide, not a live quote.
Airbnb & Short-Term Rental Income Potential
Every Dubai Land Department transaction record reviewed for Hameni Tower classifies its units under the standard residential "Flat" sub-type, not a hotel-apartment classification, so the building follows the usual freehold-apartment route for a Dubai holiday-home permit rather than needing to go through a building management company. See Royale Stays' Dubai holiday home permit guide for how a DTCM permit application generally works for a freehold owner in this position, covering eligibility, required documents and the general approval process. Zaya Living Real Estate Development is wholly unrelated to Vida Hotels and Resorts, the only developer confirmed to prohibit short-term letting outright, so no building-specific STR prohibition applies here.
JVC is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so no active-management history or earnings figures are implied for this specific building. Owners of a comparable Dubai freehold apartment elsewhere in Royale Stays' core managed areas can enquire about the company's standard short-term rental management services, which start from a 15% fee and cover furnishing, photography, pricing, check-in, guest communications and maintenance.
