Garden Homes sits in the middle of Nakheel's three-tier villa lineup on Palm Jumeirah, Dubai's palm-shaped man-made island: smaller than the flagship Signature Villas, larger than the Canal Cove Townhouses. Rather than sitting on one frond, Garden Homes inventory has been confirmed across several of the Palm's 17 fronds, including C, D, E, F, K, L, M, N, O and P.
A Note on the Name. Nakheel also uses 'Garden Homes' for a separate villa collection on Palm Jebel Ali, a different, newer Palm island still under construction, with pricing not yet announced. Garden Homes fronds sit a short drive from Palm Jumeirah's central Trunk and Nakheel Mall, and from wider Palm attractions such as Atlantis The Palm and Aquaventure Waterpark, though the exact distance varies by which frond a given villa sits on. Each frond connects back to the Trunk using the Palm's internal road network, with onward access to Sheikh Zayed Road and the wider city.

Garden Homes fronds connect to Palm Jumeirah's central Trunk using the same internal Palm road network as every other frond, with onward access to Sheikh Zayed Road and the wider city via the Palm's link roads. The Palm Monorail runs along the Trunk between Gateway Towers and Atlantis The Palm, useful for reaching the Palm's hotels and retail but not a direct connection to most individual villa fronds, so residents typically rely on private vehicles or taxis for day-to-day access.
As of 2026-08-18, live listing data shows Garden Homes villas across Palm Jumeirah asking between roughly AED 25,000,000 and AED 80,000,000, with an average asking price around AED 45,000,000 across more than 100 active listings; asking prices have moved up by roughly 9 percent over the prior six months. These are asking prices only, not confirmed sale prices, and vary meaningfully by frond, plot position (beachfront versus internal) and villa condition.
Short-term letting anywhere in Dubai, including for a villa on Palm Jumeirah, runs through a DTCM holiday home permit, the same requirement that applies regardless of property type or area.
