About Dec Towers 2

Dec Towers 2 is the taller of two connected towers making up the DEC Towers complex in Dubai Marina, developed by Dheeraj & East Coast LLC. Bayut's own building guide, fetched live for this article, confirms Tower 1 has 21 floors and Tower 2 has 26 floors, with both towers connected by a shared five-storey podium. Construction began in 2005, per Bayut and independently corroborated by PropSearch's own building guide.

Sources disagree on the exact completion year: Bayut's own summary panel states 2007, Bayut's own descriptive text elsewhere on the same page says 2009, and PropSearch's independent building guide says 2008. Because three figures conflict across just two sources, this guide states completion honestly as approximately 2007 to 2009 rather than presenting a single precise year as fact.

PropSearch's own guide additionally lists a third structure, referred to as 'DEC Towers Building 3', as part of the wider development alongside Tower 1 and Tower 2 — a detail not mentioned by Bayut. This guide covers Dec Towers 2 specifically. Both Bayut and PropSearch confirm 417 total units across the complex (PropSearch's own breakdown of 151 studios, 182 one-bedroom, 76 two-bedroom and 8 three-bedroom apartments sums to exactly 417, matching Bayut's figure), though neither source splits the unit count by individual tower. Ownership is freehold, per Bayut.

Location & Nearby Landmarks

Dec Towers 2 sits on the southern end of Dubai Marina, within walking distance of Marina Walk and around a 4-minute drive from Sheikh Zayed Road, per Bayut. The building is roughly 1.4km from JBR itself: it sits in Dubai Marina proper, not within JBR, despite the two districts sharing a border nearby.

For the wider area, Royale Stays' own guide to Airbnb management across Dubai Marina covers short-term rental performance and licensing across the district. Bayut names Al Sheebani Building, Yacht Bay Tower and Shemara Tower as the closest neighbouring residential buildings to Dec Towers — Royale Stays does not yet have a dedicated guide for any of these three, stated honestly rather than substituted with an unrelated building.

PropSearch's own ground-floor amenity data, fetched independently of Bayut, places Studio One just 0.1km from Dec Towers (multiple co-located restaurants, a supermarket and salons are listed as based at Studio One), and Sparkle Tower about 0.4km away. Other Dubai Marina buildings covered separately by Royale Stays include Sulafa Tower.

Major landmarks near Dec Towers, per Bayut: Dubai Marina Mall (about 7 minutes away), The Beach by Meraas (about 8 minutes away), and Aqua Fun water park (about 9 minutes away). Downtown Dubai and Burj Khalifa are under 20 minutes' drive.

Unit Types

Both Bayut and PropSearch confirm the same unit mix across the Dec Towers complex: studio, 1-bedroom, 2-bedroom and 3-bedroom apartments. PropSearch's own breakdown gives 151 studios, 182 one-bedroom apartments, 76 two-bedroom apartments and 8 three-bedroom apartments complex-wide (417 total, matching Bayut's own unit count).

Per Bayut, studio apartments range from 500 to 638 sq ft, one-bedroom apartments from 828 to 948 sq ft, and two-bedroom apartments from 1,400 to 1,900 sq ft. Neither source breaks these figures down by tower. No floor-plan diagrams are included here: floor plans are typically the developer's proprietary material and are not reproduced in this guide.

Amenities

Per Bayut, Dec Towers offers a state-of-the-art gymnasium, a swimming pool, an outdoor jogging track, a tennis court, a squash court, a billiards room and a daycare centre. PropSearch's own guide independently corroborates a swimming pool, health club, tennis court, squash court, outdoor jogging tracks, a billiards room and CCTV monitoring in public places.

Each unit gets one dedicated parking slot, per Bayut; visitors and guests need to use street parking. The complex has 24-hour CCTV surveillance and intercom services, multiple elevators plus separate service elevators for goods, and is confirmed pet-friendly.

Transportation & Access

Per Bayut, Dec Towers is about a 4-minute drive from Sheikh Zayed Road. The Jumeirah Beach Residence Bus Stop is around 4 minutes away, and The Dome Bus Stop is around 10 minutes away.

The Jabal Ali Metro Station on the Red Line is roughly an 8-minute drive from the building, and the Jumeirah Beach Residence 2 Tram Station is around a 4-minute drive away, both per Bayut.

PropSearch's live Dubai Land Department transaction feed lists real, dated sale transactions specifically registered under 'DEC TOWERS T2'. Recent examples include a 1,168 sq ft 1-bedroom unit sold for AED 1,450,000 (AED 1,241 per sq ft) on 22 May 2026, a 1,491 sq ft 2-bedroom unit sold for AED 1,400,000 (AED 939 per sq ft) on 20 May 2026, and an 823 sq ft 1-bedroom unit sold for AED 1,010,000 (AED 1,227 per sq ft) on 23 April 2026. These are individual recorded sale transactions, not averages or estimates.

Bayut's own service charge data, sourced from the Dubai Land Department index, gives a general fund total of AED 12.35 per sq ft per year for Dec Towers (covering general upkeep, maintenance, utilities, management, insurance, master community and reserve fund charges), plus a separate additional charge of AED 4.12 per sq ft for unit air conditioning. Airbnb / Short-Term Rental Income Potential

A prior search-demand check on this building's keyword flagged a short-term-rental signal worth a closer look, but no specific listing or operator page tied directly to Dec Towers 2's name was found for this guide. That is stated here honestly rather than inferred from the wider Dubai Marina market.

As a standard freehold residential tower with no hotel or serviced-apartment branding, an individual owner at Dec Towers 2 can generally apply for a DTCM holiday home permit in the normal way. Royale Stays' guide to the Dubai holiday home permit sets out the current fees and renewal process.

Dubai Marina remains one of Royale Stays' core managed areas, and owners at Dec Towers 2 can lean on Royale Stays' full furnishing, photography, pricing, check-in and guest communications service rather than handling listings directly, backed by the same operational approach behind Royale Stays' guide to choosing an Airbnb management company in Dubai. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
