Unit Types

Coral Tower’s apartments come in two, three and four-bedroom layouts, with no studios or one-bedroom units. Two-bedroom units are reported in the region of 1,300 to 1,500 square feet with two or three bathrooms, some with floor-to-ceiling windows. Three-bedroom units have a large hall suited to living and dining furniture, a spacious kitchen and en-suite bathrooms. There is reportedly just one four-bedroom unit in the building, at around 2,878 square feet, with a large hall, balcony access and en-suite bathrooms throughout.

Four retail units at street level include a ladies’ salon and a couple of restaurants. Reported building-wide extras include a children’s play area and a small mini-golf facility.

Airbnb / Short-Term Rental Income Potential

Running one of Coral Tower’s apartments as a short-term rental follows the standard Dubai process: a DTCM holiday-home permit, professional photography, dynamic pricing, guest communications and housekeeping between stays.

Business Bay is one of the five areas Royale Stays actively manages, and real managed-portfolio figures from the district show 2-bedroom units averaging AED 801/night at 88% occupancy (AED 21,874/month), and 3-bedroom units averaging AED 1,212/night at 88% occupancy (AED 33,159/month) — figures that map directly onto two of Coral Tower’s three unit types. Royale Stays does not currently have a published area-level figure for 4-bedroom units, which Coral Tower reportedly has just one of.

Emirates National Investment is a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that a Coral Tower apartment can't be run as a licensed holiday home. Royale Stays manages the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications.
