About Bulgari Resort & Residences
Bulgari Resort & Residences Dubai is a multi-building luxury complex on Jumeirah Bay Island, a man-made island approximately 300 metres off the coast of Jumeirah 2, developed by Meraas Holding through its subsidiary Meraas Bay And Residence, in partnership with the Italian luxury house Bulgari. The complex spans 1.7 million square feet and combines residential apartments, penthouses and mansions with an adjoining hotel operated by Bulgari Hotels & Resorts.
Construction began in October 2014 and the resort was completed in February 2017, designed throughout by the Italian architectural firm Antonio Citterio Patricia Viel. It was the sixth Bulgari Hotels & Resorts property worldwide when it opened. Worth noting: this is the original Bulgari Resort & Residences on Jumeirah Bay Island, completed in 2017, and should not be confused with newer, separately-branded Meraas and Bulgari developments launched years later in different parts of Dubai, including Bulgari Marina Lofts, Bulgari Ocean Mansions at Marsa Al Arab, and Bulgari Lighthouse Dubai.
Identity, location and building type are confirmed by propsearch.ae's dedicated building guide, the developer's own project page at meraas.com, and the hotel operator's own site (bulgarihotels.com), whose embedded address data confirms Jumeira Bay Island, Jumeira 2, Dubai. Developer (Meraas Holding / Meraas Bay And Residence) is confirmed by propsearch.ae and independently by the project's own listing on Meraas's corporate site. Architect (Antonio Citterio Patricia Viel) and the exact construction timeline (October 2014 to February 2017) are single-sourced to propsearch.ae, which compiles Dubai Land Department construction-timeline records. The three newer sister Meraas/Bulgari developments are confirmed directly from Meraas's own live project-navigation menu, captured this session.
Location & Nearby Landmarks
Bulgari Resort & Residences sits on Jumeirah Bay Island, a Meraas-developed man-made island approximately 300 metres off the Jumeirah 2 coastline in Dubai. The island is connected to the mainland by a causeway, placing every residence close to the water while keeping the wider Jumeirah district's parks, retail and dining within a short drive.
Location details are sourced from propsearch.ae's dedicated building guide and meraas.com's own project page, both of which independently confirm the island's position roughly 300 metres off the Jumeirah 2 coast.
Unit Types
The residential portion of the complex comprises 168 apartments ranging from one to three bedrooms, six penthouses, and a limited collection of 15 Bulgari-branded mansions with three to six bedrooms, the only mansions in the world to carry the Bulgari name. The mansions range in size from around 10,504 to 29,113 square feet. A separate, non-residential hotel component adds 20 hotel villas and 101 hotel rooms and suites, operated independently of the residences by Bulgari Hotels & Resorts.
Unit mix figures (168 apartments, 6 penthouses, 15 mansions, mansion size range) are sourced from propsearch.ae's dedicated building guide, corroborated by meraas.com's own project copy (apartments, penthouses and mansions from 1 to 6 bedrooms) and by a live propertyfinder.ae listing for a 7-bedroom, 29,101 sq ft Bulgari Resort & Residences villa-category unit, an independent close match to propsearch's 29,113 sq ft upper mansion size. Propsearch.ae's own page separately references "188 apartments" in a historical May 2017 sales-progress note; 168 is used here as the complex's own headline unit-mix figure. The 20 hotel villas and 101 hotel rooms are the hotel operator's own inventory, not part of the residential unit count above.
Amenities
Residents have access to private landscaped gardens, several fine-dining restaurants, a fitness centre and a dedicated private fitness studio, and the Bulgari Spa, which includes seven treatment rooms, a hammam, a 25-metre indoor pool and a vitality pool alongside the resort's own signature Bulgari swimming pool. The resort's 50-berth marina is home to the world's first Bulgari Yacht Club, alongside a selection of retail outlets, and residents can arrange housekeeping, catering, butler service, a personal shopper and 24-hour concierge through the adjacent Bulgari Hotels & Resorts. In May 2026 the resort added Serpenti Beach Club, a branded beachfront concept primarily for hotel guests, with daytime access for external visitors subject to availability.
Amenities are sourced from meraas.com's dedicated Amenities and Facilities section and its Bulgari Spa and marina/yacht club copy, cross-checked against propsearch.ae's own facilities summary and its May 2026 Serpenti Beach Club timeline entry, both of which agree on the core amenity set.
Transportation & Access
By road, the resort is around 5 kilometres from Sheikh Zayed Road, roughly a 14-minute drive from Burj Khalifa and Downtown Dubai, 8 minutes from City Walk, 12 minutes from DIFC, 18 minutes from Burj Al Arab, and around 18 minutes from Dubai International Airport.
Drive-time figures are sourced from meraas.com's dedicated "Near by Convenience and Connections" section for this project; no independent second source with comparably specific building-level drive times was found.
Price Trends
At launch, one- to three-bedroom apartments sold for between AED 4.5 million and AED 13 million, while the three- to six-bedroom Bulgari mansions ranged from AED 18 million to AED 51 million. Prices have climbed sharply since: a four-bedroom penthouse set a Dubai record for the most expensive ready penthouse at AED 122 million in May 2023, and a Bulgari-branded mansion was listed for AED 495 million in February 2024. Dubai Land Department records show a 4-bedroom, 12,114-square-foot unit selling for AED 36.05 million in August 2026. As of September 2026, live listings span roughly AED 14.5 million to AED 425 million, with an average sale price around AED 25.6 million and an average of about AED 10,600 per square foot across 37 listed properties.
Historic launch pricing and record-transaction figures are sourced from propsearch.ae's dedicated building guide, including its live Dubai Land Department transaction feed (the August 2026 AED 36.05m sale independently corroborates the queue's own pre-researched DLD figure of approximately AED 36,045,217 for the same period). The live September 2026 market snapshot (price range, average price, average price per square foot, listings count) is sourced from propertyfinder.ae's live buy-listing page for this project, a single-source snapshot disclosed as such.
Airbnb & Short-Term Rental Income Potential
Royale Stays does not currently manage a property at Bulgari Resort & Residences, and Jumeirah Bay Island sits outside the company's current core service areas of Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay. As a hotel-branded residential complex managed alongside Bulgari Hotels & Resorts, short-term letting permitting here would typically be arranged through the building's own management company rather than a standalone owner DTCM application. Given the multi-million-dirham pricing at this address, any short-term rental strategy here sits well outside a typical Royale Stays client profile, but the company's standard management service, covering furnishing, photography, pricing, guest communications and maintenance for a fee starting from 15%, remains available to owners exploring the option elsewhere in Dubai.
