About Habtoor Grand Residences

Habtoor Grand Residences is a 276-unit residential tower under construction in Dubai Marina, developed by Al Habtoor Group through its subsidiary Al Habtoor City Real Estate Development LLC. The tower sits on Al Falea Street and is built adjacent to and integrated with Al Habtoor Grand Resort, Autograph Collection, an existing Marriott-managed hotel, with residents getting access to the resort's restaurants, bars and private beach. The architectural consultant is John R. Harris & Partners, and the tower is reported at approximately 253 metres (830 feet) in height.

Habtoor Grand Residences should not be confused with three other Al Habtoor-branded developments. Al Habtoor Tower, Business Bay, a separate and already-covered Royale Stays guide, is a roughly 86-storey, approximately 1,740-unit tower inside the unrelated Al Habtoor City complex on Sheikh Zayed Road, a different area entirely. A second, older Al Habtoor Tower also exists in Dubai Marina itself: a smaller, 32-storey building completed in 2007 with roughly 158 to 169 apartments, unconnected to this off-plan project beyond sharing the Al Habtoor name and general area. Finally, Al Habtoor Grand Resort, Autograph Collection is the existing hotel this residential tower is built alongside, not the same property as Habtoor Grand Residences. This guide covers only the 276-unit Habtoor Grand Residences tower described above.

Most sources agree Habtoor Grand Residences will have 50 floors (Bayut, Provident Estate and dxbproperties.ae all confirm this), though one source, Propsearch, states 60 storeys. This guide uses the 50-floor figure supported by the majority of sources checked.

Habtoor Grand Residences sits on Al Falea Street in Dubai Marina, built alongside Al Habtoor Grand Resort, Autograph Collection with direct access to the resort's private beach. The location places residents close to The Walk at JBR, Bluewaters Island and Ain Dubai, with views reported toward Palm Jumeirah and Dubai Harbour from the upper floors.

Reported sizes range from approximately 2,023 sq ft for the smallest two-bedroom apartment up to around 6,738 sq ft for the largest penthouse, with three-bedroom apartment sizes cited inconsistently across sources (roughly 2,712 to 4,291 sq ft depending on the listing). Exact unit-by-unit floor plans were not independently confirmed beyond the ranges above.


Amenities

Planned amenities include a rooftop infinity pool, a gymnasium, a tennis court, a kids' play area, a spa with sauna, steam room and jacuzzi, 24-hour security and CCTV, high-speed elevators, EV charging stations and a health centre. Residents will also have private beach access and use of restaurants and bars through the adjoining Al Habtoor Grand Resort, Autograph Collection.


Pricing & Payment Plan

Habtoor Grand Residences launched sales on 1 March 2024 with a starting price of approximately AED 11 million, and Property Finder's live project data shows a listed price range of roughly AED 11.24 million to AED 15.2 million. As of this guide's research (September 2026), Property Finder's own project page displays the development's sales status as sold out.

Buyers were offered two payment plan options: 60% during construction across two instalments with 40% due on handover, or a 10% down payment followed by 50% during construction across nine instalments and 40% on handover.


Construction & Handover Status

Every source checked for this guide points to a Q4 2027 handover date for Habtoor Grand Residences, with construction underway and sales already closed out as of September 2026. As of this guide's research, no independent source confirms handover has actually taken place, so Q4 2027 should be treated as the developer's stated target rather than a completed delivery.


Airbnb & Short-Term Rental Potential

Dubai Marina is an established, actively booked short-term rental submarket, and Al Habtoor Group carries no confirmed restriction on holiday-home letting, unlike Vida, the only confirmed exception under Royale Stays' permit policy. Once units at Habtoor Grand Residences are handed over, owners will be able to pursue a standard DTCM holiday-home permit routed through the building's management company, the same process used across other hotel-adjacent and serviced developments in Dubai.

Habtoor Grand Residences has no rental track record yet, since the building has not been delivered, so this guide does not state a specific income figure for it. Royale Stays does not currently manage any units in this building. Dubai Marina's already-trading towers give a genuine sense of the area's short-term rental demand once handover begins here.
