Binghatti Skyhall is a single residential and retail tower from Binghatti Developers in Business Bay, currently under construction and targeting handover in the third quarter of 2026, so as of this guide it is still an active construction site, not a finished building.

The tower rises to roughly 34 floors in total, including podium and mechanical levels, with around 29 to 30 of those floors given over to residential use, a structural breakdown consistent across the developer's own figures, Bayut's building guide and an independent construction-tracking forum thread. It holds 717 residential apartments, a mix of 489 studios and 228 one-bedroom units, plus 11 ground-level retail outlets, confirmed identically by Binghatti's own project page and Bayut's building guide. Booking opened and construction began in February 2025, with Binghatti and Bayut both citing Q3 2026 for handover, though a few other listing portals cite later dates in 2026, most commonly Q4.

Binghatti Skyhall offers only two residential layouts: studios and one-bedroom apartments, plus 11 retail units at ground level. Studios run roughly 395 to 500 square feet and one-bedrooms roughly 825 to 995 square feet, confirmed across the developer's own listing and Property Finder's unit-by-unit floor plan data. There are no two, three or larger-bedroom units in this building, a narrower mix than some other Binghatti Business Bay towers, which fits a compact, efficient short-stay strategy once the building is handed over.


Amenities

Planned amenities include an adult swimming pool, a separate kids' pool, a jogging path, a children's play area, landscaped seating areas, a gym, and 24-hour security with CCTV, alongside dedicated parking across three podium levels, confirmed across Bayut's building guide and the developer's own project pages.


Transportation & Access

Business Bay Metro station is roughly a 10-minute walk from most points in the district, with the Burj Khalifa/Dubai Mall metro station also within easy reach. Downtown Dubai is roughly a 10-minute drive, and Dubai International Airport is roughly 15 minutes by car, the same access profile as Royale Stays' other Business Bay Building Guide towers.


Binghatti Skyhall has not yet been handed over, so there is no building-specific rental history to report and this guide does not invent one. As a steer, Business Bay overall currently blends to roughly AED 473 a night at 88% occupancy for one-bedroom units, around AED 12,879 a month, based on Royale Stays' own portfolio data across the area.
