About Binghatti Aquarise
Binghatti Aquarise comes from Binghatti Developers, the name behind several other Business Bay towers including the nearby Binghatti Skyrise, Binghatti Canal, Millennium Binghatti Residence and Trillionaire Residences, and it leans into the brand's bold, sculptural design language at waterfront scale. The project launched in 2024 with an AED 3 billion price tag and independent press coverage, and it has already attracted at least one notable buyer, with Gulf News reporting that Brooklyn Nine-Nine actor Terry Crews purchased a unit here.
It is worth being clear from the start that Aquarise is a single tower, not the multi-tower Binghatti Skyrise complex a short distance away in the same district: Aquarise rises across 3 basement levels, 25 residential floors and a rooftop level, for around 29 levels in total, sitting directly on the Dubai Water Canal with direct access to Sheikh Zayed Road. The design is inspired by the Cote d'Azur, built around cascading terraces and fluid, curved facades intended to read as resort-style living rather than a standard glass box. Inside, the building is reported to hold approximately 1,598 residential units plus around 28 retail outlets at ground level, spanning studio, one, two, three and four-bedroom apartments alongside a limited collection of two and three-bedroom Royal Suites. Unit sizes range widely, from around 423 square feet for the smallest studios up to roughly 3,127 square feet for the largest four-bedroom layouts. Construction was under way as of early 2025, and Binghatti is targeting a 2027 handover, so as of today this is still an active construction site, not a finished building.
Location & Nearby Landmarks
Binghatti Aquarise sits directly on the Dubai Water Canal in the heart of Business Bay, with direct access to Sheikh Zayed Road and a short reach to Downtown Dubai, DIFC and Dubai International Airport. Business Bay Metro is close by, keeping the tower connected to the wider city without needing a car for every trip.
Binghatti Aquarise joins Royale Stays' wider Business Bay Building Guide cluster alongside Binghatti Skyrise, a separate three-tower complex nearby by the same developer, Burj Binghatti Jacob & Co Residences, the developer's flagship ultra-luxury tower also in Business Bay, and Bugatti Residences, the developer's officially licensed Bugatti-branded collaboration tower nearby.
Unit Types
Binghatti Aquarise spans studio, one, two, three and four-bedroom apartments, plus a limited collection of two and three-bedroom Royal Suites aimed at the top of the building's market. Sizes range from around 423 square feet for the smallest studios up to roughly 3,127 square feet for the largest four-bedroom units. Exact per-unit-type counts have not been independently confirmed across sources, so this guide describes the mix by range rather than a precise split.
Amenities
Once complete, residents will have access to what Binghatti describes as one of Dubai's largest artificial beaches, a rooftop infinity pool, a sky garden, a running track, padel and basketball courts, a spa with sauna and ice shower, a Technogym-equipped gym, a splash pad and indoor play area for children, and a canal-front retail promenade with cafes and dining, backed by 24-hour concierge and smart access control.
Transportation & Access
Binghatti Aquarise has direct access to Sheikh Zayed Road and sits close to Business Bay Metro, putting Downtown Dubai, DIFC and Dubai International Airport all within easy reach.
Rental & Price Trends
Binghatti Aquarise has not yet been handed over, so there is no building-specific rental history to report and this guide does not invent one. As a steer, Business Bay overall currently blends to roughly AED 473 a night and 88 percent occupancy for one-bedroom units, around AED 801 a night for two bedrooms, and around AED 1,212 a night for three bedrooms, based on Royale Stays' own portfolio data across the area. These are area-blended benchmarks, not a promise for any specific unit at Aquarise, and they will only become directly relevant once the building is handed over and units are ready to furnish and list.
Airbnb / Short-Term Rental Income Potential
Binghatti Aquarise is currently under construction, targeting handover in 2027, so there is no current Airbnb or Booking.com listing activity inside the building to point to and no operating history to draw on. This is a timing issue, not a permit issue: Aquarise is a standard freehold residential development with no hotel branding attached, so once units are handed over, owners will be able to apply for a DTCM holiday home permit in the normal way, the same route already used across the Business Bay towers Royale Stays manages today.
Business Bay itself is a proven, actively managed short-term rental market with strong year-round demand from both business and leisure travellers, so an owner buying into Aquarise today is really making a bet on the canal-front location, the artificial beach and resort-style amenities, and the finish quality translating into similarly strong performance once it opens. Royale Stays handles furnishing, photography, pricing optimisation, check-in, guest communications and maintenance coordination, with management fees starting from 15%, and is happy to talk to owners here ahead of handover so the unit is ready to list from day one.
