About Binghatti House

Binghatti House is a 27-storey residential tower in Jumeirah Village Circle (JVC) District 10, developed by Binghatti Developers. Construction began in May 2023 and the building was completed in 2024, making it one of the earlier-delivered towers in Binghatti's JVC portfolio. The building holds a mix of studio, one-bedroom and two-bedroom apartments alongside office spaces and ground-floor retail: notably, unlike some of Binghatti's other JVC towers, House does not offer three-bedroom units, so its unit mix runs smaller on average.

Property records show 270 residential units in total, per the developer. Like the rest of Binghatti's JVC lineup, House carries the developer's recognisable contemporary design language, paired with a resident amenity set built for everyday comfort.

Location & Nearby Landmarks

Binghatti House sits in JVC District 10, part of Jumeirah Village Circle, one of Dubai's largest and best-connected freehold apartment communities, with direct access to Al Khail Road and Sheikh Mohammed Bin Zayed Road. The location puts Dubai Marina, JBR and Downtown Dubai within a realistic drive time, with Dubai International Airport around 25 minutes away. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for JVC covers licensing and demand across the community.

JVC is also home to several other Binghatti-developed towers covered separately on royalestays.com, including Binghatti Corner, Binghatti Onyx and Binghatti Azure, each with its own layout and unit mix.

Unit Types

Binghatti House offers studio, one-bedroom and two-bedroom apartments, along with office spaces and a ground-floor retail unit, 270 residential units in total, per the developer. There are no three-bedroom apartments in this building, which sets it apart from same-developer JVC towers like Binghatti Tulip and Binghatti Royale that do offer larger 3BR layouts.

Amenities

Residents have access to swimming pools for both adults and children, a fully equipped gym, a landscaped garden, a children's play area and a BBQ area, plus covered parking, round-the-clock security and camera surveillance, and ongoing maintenance services.

Transportation & Access

The tower's District 10 position gives direct access to Al Khail Road and Sheikh Mohammed Bin Zayed Road, connecting residents and short-term guests to Dubai Marina, JBR and Downtown Dubai within a comfortable drive, with Dubai International Airport around 25 minutes away.

Real Dubai Land Department transaction records show a two-bedroom apartment in Binghatti House selling for AED 1,500,000 (1,111 sq ft, AED 1,350 per square foot) as of July 2026, with a separate same-size unit recording a mortgage registration at AED 1,200,000 (AED 1,080 per square foot), part of a wider set of 50 recorded sale transactions for the building. Owners weighing a specific unit's numbers can run their own scenario through Royale Stays' ROI calculator.

Airbnb / Short-Term Rental Income Potential

Renting a Binghatti House apartment short-term needs a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays, and owners-association coordination. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, with a single monthly statement covering revenue, fee, costs and net transfer.

Binghatti is a private developer, not a hotel brand: there is no policy reason, unlike Vida, the site's only confirmed prohibited brand, that Binghatti House apartments can't be run as licensed holiday homes. The wider operational approach is covered in Royale Stays' guide to Airbnb property management in Dubai. Owners ready to move forward can submit their property for a free earnings estimate.
