About Binghatti Aurora

Binghatti Aurora is a six-storey residential building by Binghatti Developers in Jumeirah Village Circle (JVC) District 12, Dubai. Unlike many of Binghatti's taller JVC towers, Aurora is a genuinely boutique project: construction began in August 2024 and the building is now complete, with 275 apartments split across 92 studios, 163 one-bedroom units and 20 two-bedroom units, plus a single basement level used for parking. There are no three-bedroom units in this building.

The developer's own design brief for Aurora leans into a small-community feel rather than a supertall skyscraper address, with a resident amenity set (pool deck, gym, kids' play area, jacuzzi) built for everyday use across a compact six floors.

Location & Nearby Landmarks

Binghatti Aurora sits in JVC District 12, part of Jumeirah Village Circle, one of Dubai's largest and best-connected freehold apartment communities, with practical access to Sheikh Zayed Road and Al Khail Road. The location puts Dubai Marina, Downtown Dubai and Mall of the Emirates within a realistic drive time, with Dubai International Airport roughly 25-30 minutes away. For a wider view of the area's short-term rental market, Royale Stays' Airbnb management guide for JVC covers licensing and demand across the community.

JVC is also home to several other Binghatti-developed towers covered separately on royalestays.com, including Binghatti Azure, Binghatti Tulip and Binghatti Royale, each with its own layout and unit mix. JVC is also home to projects from a completely separate developer, Aurora Real Estate Development, which shares no relationship with Binghatti Aurora despite the coincidental name overlap: see the FAQ below for details.

Unit Types

Binghatti Aurora offers studios, one-bedroom and two-bedroom apartments only, 275 units in total across 92 studios, 163 one-bedroom units and 20 two-bedroom units. Real Dubai Land Department sale records show studio units (roughly 380-414 sq ft) trading in the AED 520,000-650,000 range and one-bedroom units (roughly 779-784 sq ft) trading around AED 1,050,000, based on transactions recorded through July 2026.

Amenities

Residents have access to a swimming pool, a landscaped pool deck, a jacuzzi, outdoor fitness facilities, a kids' play area, and shaded seating with sun loungers, an amenity set built around Aurora's compact, boutique scale rather than a high-rise lobby-and-spa positioning.

Transportation & Access

Aurora's District 12 position gives access to Sheikh Zayed Road and Al Khail Road, connecting residents and short-term guests to Dubai Marina, Downtown Dubai and Business Bay within a comfortable drive, with Dubai International Airport around 25-30 minutes away. JVC is a car-oriented community; there is no Metro station within realistic walking distance of this specific building.

Real Dubai Land Department transaction records show Binghatti Aurora studio units trading in the AED 520,000-650,000 range and one-bedroom units trading around AED 1,050,000 through July 2026, consistent with JVC's position as one of Dubai's more accessible freehold apartment markets. Airbnb / Short-Term Rental Income Potential

Renting a Binghatti Aurora apartment short-term needs a DTCM holiday home permit, professional photography, dynamic pricing, round-the-clock guest communication, housekeeping between stays, and owners-association coordination. Royale Stays runs the full operation for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications, the same service used across Royale Stays' wider Dubai Airbnb management, with a single monthly statement covering revenue, fee, costs and net transfer.

Binghatti Aurora's boutique scale and studio-to-two-bedroom mix suit a range of guest types, from solo travellers to small families. Owners ready to move forward can submit their property to get started, or use the ROI calculator above to see what a Binghatti Aurora apartment can earn.
