Belgravia Heights 2, JVC
Belgravia Heights 2 was developed by Ellington Properties and finished in 2024. It holds 143 homes in three sizes: studios, one-bedrooms and two-bedrooms. That mix suits a couple on a long weekend, a remote worker on a month-long visit or a family on a school break. It does not suit a group of eight. No home here goes past two bedrooms. The building stands in Jumeirah Village Circle, a freehold community that Nakheel developed in nine main districts.

A family stay: play area, pool and a second bedroom
For a family, the two-bedroom apartment is the layout to ask about, because it gives the children a room and the adults a door to close. Downstairs the building has a play area and a swimming pool, so the hours before dinner do not need a car. You also get a barbecue area for the evenings you would rather cook outside than book a table, and a lounge that doubles as a function room when a birthday outgrows the living room. A one-bedroom works for two adults and one small child. A studio is a better fit for a couple. Homes stop at two bedrooms, so a family of five or six should look at a building with bigger layouts.
When the building's play area gets too small for the children, Circle Community Park has walking areas and exercise spots. The park in District 12 adds a large playground with views and trails. The community has more than 30 landscaped parks joined by walking and jogging tracks, so another one is always close.
On a month-long family stay the practical facts count for more than the pool. The building has parking for residents, which matters when school runs and supermarket trips all start with a car. Maintenance services are provided on site, and security with CCTV cover watches the building. With 143 homes, it is a size where the lifts and the lobby stay manageable for a family with a pushchair and a week of shopping.
A work stay: the gym, the lounge and a quiet street
A remote worker looks for a few things in a building this size. The gym inside means the morning workout needs no commute, and the lounge gives you a change of room when the apartment feels small by mid-afternoon, which is the point in a long working day when a studio starts to feel tight. A reception desk gives the building a front door for anyone arriving to meet you. If you want more than the building's gym offers, Wellfit opens at 5:30 am on weekdays. Contrast Wellness adds ice baths and sauna sessions for the end of a long day. Prime Fitness is a neighbourhood gym. When you want a laptop and a long coffee, LOUI Restaurant and Cafe is one of the independent places to settle in.
The quiet streets and the silence at night can feel strange to anyone who wants a busier lifestyle, though they help when you need a clear head for work. Construction is still going on in parts of the community, so some streets are noisier than the finished districts. Maintenance services at the building mean a fault becomes a request to the building.
Landing at DXB and finding the door
From Dubai International Airport (DXB) the trip is a single road leg by taxi. Sheikh Mohammed Bin Zayed Road and Al Khail Road feed the community, Hessa Street runs along its other edge, and three major roads meet at its entrances. Give the driver the building name. Once you arrive, the building has a reception desk, and its parking for residents settles where a hired car goes.
No metro in the circle
It suits you less if you want a stay without a car or taxis. JVC has no metro station inside it. The closest stops are Al Furjan and Discovery Gardens on the Route 2020 line. Every train trip starts with a bus ride or a drive, which is why the building's parking counts for more here than it would in a district with a station.
Buses, bottlenecks and the common destinations
RTA route J01 has 39 stops inside the community. It links JVC with Mall of the Emirates. Two of the bus stops are JVC Tuscan Residences and JVC Atlantis S1. The bus works as a backup, though it is not much of a plan for a late night out. The community has few entry and exit points, which can bottleneck at peak hours. Dubai Marina and Motor City are common destinations by road.
The weekly shop
Spinneys anchors Circle Mall. That is where the bigger shop usually happens, and the trip is a short one by car. West Zone and Choithrams are the other supermarkets for the community. For milk and bread, All Day Minimart and Holiday Minimart sit close to residential blocks, so you can skip the car for a top-up.
A mall afternoon when the heat wins
Circle Mall spans 532,000 sq ft. It has a ROXY Cinemas branch with five screens, all with recliner seats. ROXY sells a Gold tier with in-seat dining and a Bronze tier with a plain big-screen setup. A family entertainment centre of about 17,000 sq ft adds an arcade and trampolines. The car park holds over 2,500 cars. An afternoon there does not start with a hunt for a space, which matters when the cinema and the arcade both fill up on a hot weekend.
Dinner and coffee close to home
Circle Mall has Joe & The Juice and Wontoneria for something quick. Sticky Rice and Defne Turkish Restaurant are sit-down options elsewhere in the community. Socialicious serves pan-Asian food and allows pets. Wide Range Restaurant is a casual Indian spot. A long stay does not have to repeat the same dinner.
Nurseries, schools and a doctor
JSS International School sits inside JVC. It teaches the Indian ICSE curriculum. Little Wonders Nursery in the AMSA Building on Kaheel Boulevard follows the British early-years framework. Roots Montessori in Seasons Community takes the Montessori and Reggio Emilia approaches. For older children, Nord Anglia International School and Kings' School both sit in Al Barsha 3, so a family choosing a school here is looking across neighbouring communities.
Karama Medical Centre is on Kaheel Boulevard. Most people use it for day-to-day care. For anything serious, Mediclinic Park View Hospital in Arjan is the larger hospital outside the community.
Friday prayers and the mall
A mosque at Circle Mall in District 11 holds up to 300 worshippers. It has a separate area for women, with access from the mall basement car park.
Other blocks to weigh
The building's studios and one-bedrooms are the smaller end of a community that builds bigger elsewhere. If you are comparing blocks, look at Belgravia Heights 1 and Oxford Terraces as well. Binghatti Azure is a third name on that shortlist. For the wider picture, our guide to JVC for owners covers the community.
If you own here
Royale Stays manages homes for owners at a management fee from 15%. The service covers furnishing and photography. It also covers pricing and check-in, plus guest communications and maintenance coordination. Holiday home permits in Dubai are issued by the Department of Economy and Tourism, and owners register on the Holiday Homes System before renting out a unit.
