About Aurora Tower

Aurora Tower is a residential high-rise in Dubai Marina, developed by Emaar Properties as one of six towers that make up the Marina Promenade complex. Marina Promenade's six towers, Aurora, Shemara, Delphine, Beauport, Attessa and Paloma, are each individually named. Royale Stays already manages short-term rentals across three of Aurora's sister towers, Attessa Tower, Paloma Tower and Shemara Tower.

Aurora Tower is a 23-storey freehold building offering studio, one and two-bedroom apartments plus retail space, developed by Emaar Properties. Construction began in 2005 and completed in 2008.

There are two entirely separate Dubai buildings called "Aurora Tower." This guide covers the residential Aurora Tower in Dubai Marina's Marina Promenade complex. A different, unrelated Aurora Tower is a 27-storey commercial office building in Dubai Media City, developed by TECOM Investments and completed in 2006, with tenants including Spotify and Universal Music Group. The two buildings share only a name; they are in different parts of Dubai, built by different developers, and serve different purposes.

Location & Nearby Landmarks

Aurora Tower sits within Marina Promenade, facing the marina waterway, within walking distance of JBR Beach, Dubai Marina Mall and the Marina Walk promenade's restaurants and cafes.

Aurora Tower joins Royale Stays' wider Dubai Marina Building Guide cluster alongside its own Marina Promenade sister towers, Attessa Tower, Paloma Tower and Shemara Tower.

Aurora Tower also sits next to Royale Stays' existing guide to the wider complex, Marina Promenade, and falls within Royale Stays' wider Dubai Marina coverage area, detailed in Airbnb Management in Dubai Marina.

Unit Types

Aurora Tower offers studio, one and two-bedroom apartments plus ground-floor retail, confirmed directly on Bayut's building guide. One-bedroom units run roughly 950 to 1,430 square feet, and two-bedroom units roughly 1,405 to 1,664 square feet, per floor plans and listings on SquareYards and PropertyFinder.

A confirmed total unit count specific to Aurora Tower is not published consistently across sources, so no total unit figure is stated here.

Amenities

Aurora Tower offers a health club, a large swimming pool, a communal area and a squash court, plus 24-hour CCTV and district cooling from Emaar's own plant, confirmed directly on Bayut's building guide.

Transportation & Access

Aurora Tower is a short walk from the Dubai Marina Tram and DMCC Metro Station, with Sheikh Zayed Road nearby for a roughly 25 to 30-minute drive to Downtown Dubai or Dubai International Airport, traffic depending. Dubai Marina Mall, the Marina Walk promenade and JBR Beach are all within walking distance.

Aurora Tower has an established resale and rental track record as a completed, freehold Marina Promenade tower.

One-bedroom apartments have sold for roughly AED 2.1 to 3.0 million, based on recent listings from PropertyFinder and individual agent listings. Bayut's own tracked rental data puts yearly rates between AED 100,000 and 240,000, with an average rental value of AED 184,141 per year across current listings. Live listing prices move regularly and should be checked directly for a specific unit rather than relied on as a fixed figure.

STR Income Potential

Aurora Tower is a standard Emaar freehold apartment tower, not hotel-branded and with no confirmed short-term-letting prohibition, so it qualifies for a standard DTCM holiday home permit the same way as Royale Stays' other Dubai Marina buildings, including its own sister towers Attessa Tower, Paloma Tower and Shemara Tower.

Short-term letting activity already exists at Aurora Tower: Frank Porter, a Dubai-based short-term rental management company, lists individually branded Aurora Tower apartments on Booking.com, confirming live third-party short-term demand for the building rather than an assumption.

Royale Stays does not currently have booking data specific to this building, so this guide does not present a building income figure it cannot support. Royale Stays' ROI calculator can model a specific unit size against comparable completed Dubai Marina towers.

Royale Stays offers full Airbnb and holiday home management, covering furnishing, photography, pricing, check-in, guest communications and maintenance, for a fee starting from 15%, and owners can request a free rental assessment for a unit at Aurora Tower.

No Royale Stays-managed unit or Airbnb listing currently exists at Aurora Tower. The Frank Porter listings referenced above are third-party activity, not part of Royale Stays' own data.
