About Paloma Tower

Paloma Tower is a 39-storey freehold residential tower on the Dubai Marina waterfront, developed by Emaar Properties and designed by Zeidler Partnership Architects. It is one of six sister towers, alongside Beauport Tower, Shemara Tower, Attessa Tower, Aurora Tower and Delphine, that together make up the Marina Promenade development, completed in 2008 on a shared, landscaped three-storey podium that connects directly to the Marina Walk.

At 39 storeys, Paloma is the tallest of the six; the shortest tower in the complex has 23. The building holds a mix of one, two and three-bedroom apartments plus a small number of penthouses on the upper floors, and sits directly opposite the Dubai Marina Yacht Club. Royale Stays also manages a guide to Attessa Tower, a sister building in the same complex, and covers Marina Promenade's earnings picture as a whole in a separate area guide.

Location & Nearby Landmarks

Paloma Tower sits within the Marina Promenade cluster, directly opposite the Dubai Marina Yacht Club, with the shared podium linking straight through to Marina Walk for dining, retail and waterfront leisure on foot. Dubai Marina Mall and The Walk at JBR are both a short drive away, and a nearby Dubai Tram station connects into the Dubai Metro's Red Line.

Paloma Tower joins Royale Stays' wider Dubai Marina Building Guide cluster alongside Sukoon Tower and Ariyana Tower, two more Marina towers Royale Stays covers.

Unit Types

Paloma Tower's apartments span one, two and three-bedroom layouts, with a small number of penthouses occupying the top floors. Sizes run roughly from around 890 sq ft for the smallest one-bedroom units up past 2,000 sq ft for the largest three-bedroom and penthouse layouts, though exact figures vary slightly by source and unit stack, so treat these as approximate rather than fixed.

Amenities

Residents have access to a gymnasium, swimming pools, squash and badminton courts, a library, and indoor and outdoor children's play areas, alongside a barbecue area, concierge service, 24-hour security and CCTV coverage. Covered parking is available within the building, with each apartment allocated a reserved space.

Transportation & Access

The Marina Promenade podium connects directly to Marina Walk, making the waterfront, restaurants and cafes walkable without a car. A Dubai Tram station is a short distance away, feeding into the Marina's tram loop and onward to the Red Line Metro. Sheikh Zayed Road is close enough for quick access into Downtown Dubai, DIFC and Dubai International Airport.

Across Royale Stays' managed Dubai Marina apartments, the blended rate runs AED 921 a night at 88 percent occupancy; by unit type, a one-bedroom averages around AED 600 a night, a two-bedroom around AED 755 a night, and a three-bedroom around AED 1,092 a night. No Paloma Tower-specific budget file exists in Royale Stays' managed portfolio data as of this guide, so these figures are Dubai Marina area-blended, not exclusive to this tower. Owners weighing a specific unit's numbers can run their own scenario through Royale Stays' Dubai property ROI calculator.
