About Amwaj 3, JBR

Amwaj 3 is a 33-storey residential tower in Jumeirah Beach Residence (JBR), Dubai, one of three residential-for-sale buildings in JBR's Amwaj Cluster, together with Amwaj 4, already covered in Royale Stays' own separate building guide, and Amwaj 5. The cluster's other two buildings, Amwaj Suites 2 and Roda Amwaj Suites, began life as residential towers Amwaj 1 and Amwaj 2 before converting to hotel-operated serviced apartments under Roda Hotels management, and sit outside the residential-for-sale inventory that Amwaj 3 belongs to.

Amwaj 3 offers studio, one, two, three and four-bedroom apartments, with confirmed sizes ranging from roughly 1,000 sq ft for one-bedroom units up to around 2,700 sq ft for larger three-bedroom layouts. Sources give slightly different size ranges for the two and three-bedroom units specifically, so this guide states the wider approximate range rather than a single precise figure. The wider Amwaj Cluster is understood to have been built by Dubai Properties Group and TECOM Group between 2004 and 2007, though Bayut's own Amwaj 3 building page instead credits Emaar Properties for this specific tower, the identical conflict already documented on Royale Stays' Amwaj 4 guide for the same reason: Emaar has no other confirmed role anywhere in JBR. This guide states both claims rather than resolving the conflict by guesswork.

Amwaj 3 should not be confused with the separately-branded Amwaj Rotana, a five-star hotel a few minutes' walk away within JBR under entirely different ownership and management: Amwaj Rotana is not part of the residential Amwaj Cluster and is not a Royale Stays-manageable property type. It is also worth noting that "Amwaj" separately names a large, unrelated island development in Muharraq, Bahrain, and a handful of unconnected UAE businesses, including a jewellery retailer and a real-estate marketing company; none of these has any relationship to JBR's Amwaj Cluster or to Amwaj 3 specifically.

Amwaj 3 sits inside JBR's Amwaj Cluster, close to Marina Beach (roughly 0.4km), The Walk JBR promenade (roughly 0.7km) and Roxy Cinema (roughly 0.2km), with the nearest tram station around two minutes away on foot. Several hotels sit within walking distance, including the separately-owned Amwaj Rotana referenced above, roughly 0.1km from the building, and Zero Gravity beach club is also close by.

Confirmed sizes run from around 1,077 sq ft for one-bedroom units (Bayut) up to around 2,700 sq ft for larger three-bedroom layouts, though sources disagree meaningfully on the exact two and three-bedroom ranges: Bayut states 1,624 to 2,007 sq ft for two-bedroom units and up to 2,710 sq ft for three-bedroom units, while PropertyFinder instead states a narrower 1,237 to 1,905 sq ft range covering both configurations. This guide states the wider approximate range, roughly 1,000 to 2,700-plus sq ft depending on configuration, rather than asserting either single source's precise figures as fact. Four-bedroom and studio units are confirmed to exist, but no dimensions were found for either.

Per Bayut, Amwaj 3's amenities include a fitness centre, swimming pools, private gardens and beach clubs, 24-hour security with CCTV and key-card access, a minimum of one parking space per unit, high-speed elevators, event spaces, cafes and restaurants, children's play areas, concierge and front-desk service, a pet-friendly policy, a medical centre with first aid, fire-fighting and alarm systems, housekeeping services, and broadband and intercom connections.


Transportation & Access

Amwaj 3 sits within walking distance of the Dubai Tram, with the nearest station around two minutes away on foot, matching the pattern already established across Royale Stays' JBR Building Guide series. The Walk JBR promenade and Marina Beach are both within easy walking distance, and Dubai Marina's wider transport links, including Dubai Metro, are a short drive away.

JBR is a confirmed, active Royale Stays management area, with dedicated Building Guides already covering the Rimal, Bahar, Amwaj, Sadaf and Shams clusters, including a separate guide for Amwaj 3's direct sibling, Amwaj 4. No short-term rental listing or operator page tied specifically to Amwaj 3's name was found during this guide's research, and this guide states that honestly rather than inferring activity from Amwaj 4 or the wider cluster. The nearby Amwaj Rotana hotel's own booking and review data is a different business entirely and is not used here as a proxy for Amwaj 3's own short-term rental potential.
