Al Sahab 2 is a 24-storey residential tower by Emaar Properties on the Dubai Marina waterfront, one of two towers, Al Sahab 1 and Al Sahab 2, that make up the Al Sahab Towers complex next to Marina Promenade. Bayut's own building guide confirms Al Sahab Tower 2 directly as a 24-storey residential skyscraper offering one, two and three-bedroom apartments plus three-bedroom penthouses, and PropSearch, an independent Dubai property research platform, separately confirms the wider complex comprises two towers described as 44 and 24 storeys, matching Bayut's figure for Tower 2 specifically.
PropSearch dates the Al Sahab Towers complex's construction directly: work began in 2002 and completed in 2004. A completion date of 2018 also appears in some property listings compiled for this guide, but it could not be independently corroborated against a second live source in this pass: checks against Wikipedia, Emaar's own project pages and two building-database sites either returned no matching building-specific record or were blocked. This guide relies on PropSearch's directly dated 2002-to-2004 construction timeline as the best-supported figure currently available.
PropSearch names the two towers individually as Al Sahab 1 and Al Sahab 2, confirming Al Sahab 1 as the taller 44-storey tower, so the pair is not identical in height despite being described as twin towers. A total unit count specific to Tower 2 alone is not published by either source checked for this guide, though the wider complex offers one, two and three-bedroom waterfront apartments plus one and three-bedroom 'marina homes' ranging from 768 to 3,232 square feet, per PropSearch.
Al Sahab 2 sits on the Dubai Marina waterfront directly next to Marina Promenade, per Bayut's own building guide, within Dubai Marina's roughly 50 million square foot, 3-kilometre waterfront community of ten districts. For a broader read on managing a short-term rental across Dubai Marina, see Royale Stays' Dubai Marina Airbnb management guide.
Bayut names Princess Tower, Marina Diamond and 23 Marina as the nearest residential towers, each six to ten minutes' drive away. Nearby landmarks include Dubai Marina Mall, with around 140 shopping outlets, 21 dining options and a cinema, and Skydive Dubai, with BinSina and Life Pharmacy both roughly a four-minute drive away. Royale Stays has already published Building Guides for two of these three named neighbours, Marina Promenade, built directly next door to Al Sahab 2, and Princess Tower, plus the newly published 23 Marina Tower.
Bayut confirms Al Sahab Tower 2 offers one, two and three-bedroom apartments plus three-bedroom penthouses. PropSearch's complex-wide description adds one and three-bedroom 'marina homes' ranging from 768 to 3,232 square feet, though it does not break these down per tower. Real Dubai Land Department transaction records for 'SAHAB-2' specifically, surfaced by PropSearch, show recorded sizes of 768, 1,351, 1,588 and 2,205 square feet across one, two and three-bedroom units, consistent with Bayut's stated unit mix.
A total unit count specific to Tower 2 is not independently confirmed by either source checked for this guide. No floor-plan diagrams are included here: floor plans are typically the developer's proprietary material and have not been reproduced.
Bayut lists a gymnasium, an indoor children's play area, a swimming pool, a mini-theatre and an intercom system among Al Sahab Tower 2's facilities, alongside a dedicated parking spot for every residential unit and additional street parking for visitors. PropSearch's complex-wide description separately lists health and fitness facilities, a swimming pool, open community areas, a mini theatre, multi-function rooms, meeting facilities and sheltered parking, a materially similar list to Bayut's tower-specific one.
PropSearch also describes the developer's original interior finishes as including stone countertops, designer cabinetry, fully-fitted kitchen appliances and nine-foot ceilings. These reflect the units' original specification rather than a confirmed present-day condition, since individual owners may have since renovated.
Per Bayut, the nearest bus stations, Jumeirah Beach Residence Station and Marsa Dubai, are a four to six-minute walk away. DMCC Metro Station, DAMAC Properties Metro Station and Ibn Battuta Metro Station are each a five to seven-minute drive, and tram service is available from Marina Towers, Mina Seyahi and Jumeirah Beach Residence stations within around six minutes.
Sheikh Zayed Road is accessible within a similar drive time, per the same building guide, giving Al Sahab 2 practical access to Downtown Dubai, Dubai International Airport and the wider Dubai Marina and JBR waterfront without relying on a car for shorter local trips.
PropSearch's own transaction records include several genuine, dated Dubai Land Department entries specifically for 'SAHAB-2'. A confirmed open-market sale closed on 30 April 2026 at AED 3,200,000 for a 1,588 square foot two-bedroom unit, AED 2,015 per square foot. Other dated SAHAB-2 entries in the same records, including a 768 square foot one-bedroom unit and a 2,205 square foot three-bedroom unit, are recorded as mortgage registrations or gift transfers rather than open-market sales, so this guide does not present their listed values as confirmed sale prices.
Royale Stays has not independently confirmed a specific long-term monthly rental figure or service charge for Al Sahab 2 in this pass, so neither is stated here as fact. Owners weighing a specific unit's earning potential can run their own numbers through Royale Stays' Dubai property ROI calculator.
Al Sahab 2 already shows strong, confirmed short-term rental activity. Multiple Airbnb listings are named explicitly 'Al Sahab 2, Dubai Marina', several of them operated by Deluxe Holiday Homes, and Blueground, a corporate serviced-apartment operator, separately lists a unit in the building. A Dream Inn listing on Agoda, titled 'Al Sahab Marina 3BR Apartment', adds a further confirmed booking channel. Royale Stays has not independently verified any of these operators' specific occupancy or nightly-rate figures, so neither is stated here as fact.
As a standard Emaar freehold apartment tower in Dubai Marina, Al Sahab 2 does not carry the leasehold or hotel-licensing complications seen at some other buildings in this series, and an individual owner can generally apply for a DTCM holiday home permit in the normal way. Royale Stays' guide to the Dubai holiday home permit sets out the current fees and renewal process.
Owners considering Airbnb at Al Sahab 2 can lean on Royale Stays' full furnishing, photography, pricing, check-in and guest communications service rather than handling listings directly, and our wider guide to what separates a strong Airbnb management company from a weak one sets out what to look for when comparing operators. Owners ready to move forward can submit their property for a management review to get a clearer read on its Airbnb potential.
