About Al Sahab 1

Al Sahab 1 is a residential tower in Dubai Marina, developed by Emaar Properties as one half of the Al Sahab Towers twin-tower complex, alongside its sibling Al Sahab 2. The complex sits directly next to Marina Promenade, one of Dubai Marina's established residential clusters, and offers freehold apartments with views over the marina's widest stretch of water.

Sources disagree on which of the two towers is taller. PropSearch's dedicated Al Sahab 1 building profile, the same source Royale Stays' own Al Sahab 2 guide follows, describes Al Sahab 1 as the taller of the pair at 44 storeys, with Al Sahab 2 the shorter 24-storey tower. Bayut's separate building guide instead lists Al Sahab Tower 1 at 24 storeys, the same figure it gives for Al Sahab Tower 2, and a third source, Dubricks, gives Al Sahab Tower 1 as 22 floors. This guide follows PropSearch's convention for consistency with Royale Stays' existing Al Sahab 2 guide, but the conflicting figures are stated here rather than silently resolved.

Completion date is also disputed. Bayut dates Al Sahab Tower 1's completion directly to 2006. PropSearch, describing the wider Al Sahab Towers complex rather than Tower 1 alone, instead states construction began in 2002 and finished in 2004. Both figures are given honestly here rather than picking one as settled fact.

Al Sahab 1 sits inside Dubai Marina, next to Marina Promenade, with direct access to Dubai Marina Mall, the Marina Walk promenade and JBR Beach a short distance away. Sheikh Zayed Road is close by, giving residents a fast route to Downtown Dubai, Dubai International Airport and the wider city.

Bayut lists Al Sahab 1's unit mix as one, two and three-bedroom apartments and penthouses, all freehold. Dubai Land Department transaction records specific to the "SAHAB-1" building, surfaced by PropSearch, corroborate this mix directly: recorded sales in 2026 include a 947 sq ft one-bedroom, a 1,392 sq ft two-bedroom and a 2,297 sq ft three-bedroom.

A confirmed total unit count specific to Al Sahab 1 is not published consistently across sources. Dubricks cites 105 units, but that figure is attached to the same 22-floor reading of the tower that conflicts with the 44-storey convention this guide otherwise follows, so it is not repeated here as a confirmed total.


Amenities

Al Sahab 1 offers a health club with a dedicated aerobics room and gym, separate swimming pools for children and adults, an indoor kids' play area, a mini-theatre and a squash court, alongside 24-hour security, reserved covered parking, multiple high-speed elevators, meeting and multi-function rooms, and a 24-hour front desk. Emaar's shared district cooling plant serves the building, consistent with its other Dubai Marina developments.


Transportation & Access

Al Sahab 1 sits within walking distance of the Dubai Marina Tram and the DMCC Metro station, with Sheikh Zayed Road close by for a roughly 25 to 30-minute drive to Downtown Dubai or Dubai International Airport, depending on traffic. Dubai Marina Mall and the Marina Walk promenade are both a short walk away, and JBR Beach is a short drive or tram ride further along the coast.


Recent Dubai Land Department transactions recorded specifically under "SAHAB-1" give a real, dated read on resale pricing rather than an estimate.

A three-bedroom, 2,297 sq ft unit sold on 25 August 2026 for AED 4,500,000 (AED 1,959 per sq ft). A two-bedroom, 1,392 sq ft unit sold on 3 August 2026 for AED 2,950,000 (AED 2,119 per sq ft). A one-bedroom, 947 sq ft unit sold on 11 May 2026 for AED 1,525,000 (AED 1,610 per sq ft).

Other Al Sahab 1 Land Department records from the same period are excluded from the comparables above because they are not open-market sales: a mortgage registration recorded against the same August three-bedroom unit at a different value from its sale price, and a separate one-bedroom entry from 27 July 2026 priced at just AED 40,622, far below any genuine market rate for the size.


STR Income Potential

Al Sahab 1 is a standard Emaar freehold apartment tower, not hotel-branded and with no confirmed short-term-letting prohibition, so it qualifies for a standard DTCM holiday home permit the same way as Royale Stays' other Dubai Marina buildings, including its own twin tower, Al Sahab 2.

Short-term listings already exist across the wider Al Sahab complex, including a Blueground-operated corporate unit and several independent Airbnb listings. Most of the listings found during this research are not consistently labelled by tower number, so this is general complex-level evidence of short-term demand rather than a figure specific to Al Sahab 1 alone.
