About Sondos Orchid
Sondos Orchid is a residential building in DubaiLand Residence Complex, Wadi Al Safa 5, Dubailand, Dubai, developed by Al Sondos Holding through its subsidiary Al Sondos Real Estate. Construction began in October 2008 and the building was completed in December 2010. It consists of 146 units in total: one ground-floor retail unit plus 20 studio apartments, 85 one-bedroom apartments and 40 two-bedroom apartments. The built-up area is approximately 228,379 sq ft.
Sondos Orchid is one of several sister buildings within DubaiLand Residence Complex developed by Al Sondos Holding and named after flowers, including Al Sondos Lilac, Sondos Lily, Sondos Rosa and Sondos Sage. Each is a separate, physically distinct building rather than part of Sondos Orchid itself. Al Sondos Holding also develops several other, unrelated properties elsewhere in Dubai under similar naming, including Al Sondos Tower on Sheikh Zayed Road, Al Sondos Oasis in Dubai Silicon Oasis and Marina Mansions in Dubai Marina, none of which are part of this DubaiLand complex. Sondos Orchid is also unrelated to Azizi Orchid, a separate building in Al Furjan developed by a different company, Azizi Developments.
Propsearch.ae describes Sondos Orchid as "an 11-storey residential building," and the developer's own site lists the structure as 3 basement levels plus ground floor plus 9 residential floors plus a rooftop level ("3B + G + 9 + HC"), consistent with 11 storeys above ground; Bayut's own descriptive text separately states "11 floors above the ground with 3 underground floors reserved for parking," matching both other sources, even though Bayut's own summary table elsewhere on the same page carries an internally inconsistent "12 floors" figure, which this guide does not use. On completion date, Propsearch.ae's own "Construction Finished" field and Datahabibi.ae's independently worded "Delivered: Q4 2010" both agree on December 2010, so this guide uses that date; Bayut's own summary table separately states "Date of completion: January 2014," a single-source figure that conflicts with the two independently agreeing sources and is not used here. On the unit count, the developer's own site itemises 20 studio, 85 one-bedroom and 40 two-bedroom units (146 total with the retail unit), while Datahabibi.ae's own unit-by-unit table lists 20 studio, 86 one-bedroom and 40 two-bedroom units (also totalling 146 once the retail unit is folded in); this guide uses the developer's own clean itemised figures, confirmed by Bayut's independently stated total of 145 residential apartments (20 + 85 + 40). According to the Land Department, the project was valued at approximately AED 89,000,000 at the pre-construction estimate stage submitted by the developer.

Bayut.com's own price-trend charts for this building show no usable figures, and PropertyFinder, Dubizzle, GetProperty and MetaHomes have no accessible active listing page for this specific building. Dubai Land Department transaction records published for Sondos Orchid under the government's Open Data directive (via Propsearch.ae) are recorded only at whole-building level and, checking each record's own Transaction Type field, none are a genuine arms-length Sale. The most recent visible record, dated 17 Feb 2025 for AED 47,132,542 (24,205 sq ft), is a Grant (a gift-type transfer), not a Sale; other visible records are Mortgage Registration and Mortgage Modification filings, including several entries at AED 130,000,000. These are bulk building-level transactions and mortgage filings against the whole structure, not per-apartment sale prices, and are not used here as individual unit pricing.
Airbnb & Short-Term Rental Income Potential
DubaiLand Residence Complex is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Sondos Orchid specifically. Al Sondos Holding is a private local developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in the building.
Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process.
