About Al Sondos Lilac

Al Sondos Lilac is a residential building in DubaiLand Residence Complex, Wadi Al Safa 5, Dubailand, Dubai, developed by Al Sondos Holding through its subsidiary Al Sondos Real Estate. The building was completed in June 2014 and consists of 148 residential units across studio, one and two-bedroom apartments, plus one ground-floor retail unit. The built-up area is approximately 224,403 sq ft.

Al Sondos Lilac is one of several sister buildings within DubaiLand Residence Complex developed by Al Sondos Holding and named after flowers, including Sondos Lily, Sondos Orchid, Sondos Rosa and Sondos Sage. Each is a separate, physically distinct building rather than part of Al Sondos Lilac itself. Al Sondos Holding also develops several other, unrelated properties elsewhere in Dubai under similar naming, including Al Sondos Tower and Al Sondos Oasis in Dubai Silicon Oasis, which are not part of this DubaiLand complex.

The building's own developer lists it as 3 basement levels plus ground floor plus 10 residential floors plus a rooftop level ("3B + G + 10 + HC"), which is consistent with property portals describing the building as 12 storeys overall once ground and rooftop levels are counted alongside the 10 residential floors. One source (Propsearch.ae) carries an internally inconsistent completion figure, stating construction was "completed in Jul 2011" in one section while separately listing an "Estimated Completion" of October 2019 for the same building; this guide uses the clearer June 2014 completion date reported by Bayut.com. According to the Land Department, the project was valued at approximately AED 89,300,000 at the pre-construction estimate stage submitted by the developer.

Location & Nearby Landmarks

Dubai Land Department transaction records published for Al Sondos Lilac under the government's Open Data directive (via Propsearch.ae) are recorded only at whole-building level, such as a gift transfer of AED 60,387,734 (23,504 sq ft) recorded 17 Feb 2025 and several mortgage filings of AED 133,000,000 (27,652 sq ft) recorded between 2016 and 2022. These are bulk building-level transactions and mortgage filings against the whole structure, not per-apartment sale prices, and are not used here as individual unit pricing.

Airbnb & Short-Term Rental Income Potential

DubaiLand Residence Complex is not currently one of Royale Stays' five core managed areas (Palm Jumeirah, Dubai Marina, Downtown Dubai, JBR and Business Bay), so this guide does not claim a Royale Stays management track record at Al Sondos Lilac specifically. Al Sondos Holding is a private local developer rather than a restricted hotel brand, so there is no confirmed policy barrier to running a licensed holiday home in the building.

Every short-term rental in Dubai requires a DTCM holiday home permit. Royale Stays can arrange the permit application and manage the day-to-day operation, including for owners based overseas, for a fee starting from 15%, covering furnishing, photography, pricing, check-in and guest communications. See Royale Stays' Dubai holiday home permit guide for the current permit process.
